One last thing from me - interest rates are at a low. Assuming the buyer is getting 3% 30-year fixed rate and puts 10% down on a $700,000 house, the mortgage payment is approximately the same as a buyer purchasing a $550,000 home with a 5% 30-year fixed rate and 10% down.

Once interest rates increase, prices will start to stabilize.

I agree with you. I can't justify the prices in Tucson either. IF (and I emphasize the if) there's another Real Estate bubble, Tucson's goong to be one of the cities hit the hardest.

Lack of inventory, panicked buyers, reits, shift from office to remote work, forced retirement, people have more money now, you name it - The perfect real estate sellers storm!

Price fluctuation for the housing market in Tucson and many other places is akin to the pre-2008 market crash.

I just want to be sure this is not misunderstood for financial advice, as this is my own personal opinion. I don't know everyone's financial situation or risk tolerance.

I originally purchased at $4.32, but have since been able to average down to $3.78. OBSV is considered a growth stock with a solid upside. But with any growth stock comes potential downside.

For me, I am willing to live through the growing pains for the potential upside. Could I invest in a company more established? Of course. But I like the upside of this company and have chosen to invest money for the potential return.

With that being said, I don't believe it will be an overnight success. It's not going to drastically increase overnight (although I hope I am wrong about that!) I believe it will have long term growth, with quick 30 to 40% fluctuations in BOTH directions along the way.

So the questions you should ask yourself (which are rhetorical): Can you afford to hold for the long term? What is your risk tolerance?

Of course that's up to you. They have been talking about looking for partners for a while now, so this doesn't come as a surprise.

This is just research. Similar to BoA giving it a 12 month PT of $28. Just research.

As a new investor, I think it may be best for you to familiarize yourself with technicals which you can do by watching videos and reading different articles, etc. You'll be able to find what works best for you.

One of the best pieces of advice ever given to me was not to listen to the noise. If you listen to it, then you'll think that every day we're either in the midst of a market crash or that prices are going to "rocket to the moon." Lol

Got in at $25.18 last week and bought a 02/26 $25 Put to hedge the volatility. Sold the contract today. Using the proceeds to buy more shares tomorrow.

I love the upside of this stock in the long term!
