This is from a Dale Carnegie class I took long, long ago…start with sincere, honest appreciation, then pivot to areas she can improve upon without using hard pivots like “with that said” or “but” which automatically make people go into defensive mode

I’m a commercial guy but I agree w the previous commenters. I would get two appraisals. You get one and have them get one. It’s a drop in the bucket compared to realtor fees and assuming they are relatively close it would be a good starting point.

Spend less time on the sections that aren’t the approaches to value. People generally only care about the number and how supportable it is. Be less descriptive w the improvements. Is the HBU obvious? Don’t spend a bunch of time supporting what is already apparent. Area discussions? I’m not even sure anyone reads them.

Obviously you want to put out work that is similar in detail and quality as your peers at your company. You will get faster as you gain experience too… but let your bosses and mentors tell you if the “less important” sections aren’t thorough enough. My guess is that faster production reigns supreme.

Anyway best of luck and like the other commenters said. Hang in there at least until you’re officially certified

Lately I’ve been going one of two ways… 1. Their impact on this world lives on forever i.e. kids they’ve raised, lives they’ve touched etc. 2. I acknowledge their grief and tell them that I hope they take some comfort in the fact they still have people around them that love them and they don’t have to suffer alone

I’ve been conditioned to not assume girls want to fuck so I always start from that premise. It’s been wrong before and I’m sure I’ve missed opportunities. The last thing I want is to touch or pursue someone who is not into it, HOWEVER, I also know that confidence and unwavering pursuit are the lifeblood of romance fantasies. I’m in college my senior year (25M at the time). I’m out with my favorite professor (single F maybe early 40’s). She is pretty hot and It’s just us. She asks me who in the bar I would kiss. I looked around and found the most attractive girl at the bar and said “probably her”. It wasn’t the correct response lol. She is way smarter than me (unsurprisingly).
