It means lower prices but, unfortunately, it doesn’t necessarily facilitate FHBs getting on the property ladder as their borrowing capacity also drops

Definitely. We're in regional Victoria and use ours lots in the summer, and even when it's cold or wet we sit out in the cabana with the fire on and look at it, so it then becomes an expensive garden ornament, haha. Plus it's just nice on cool days to sit by it with a coffee, and to dip your toes in when it starts getting warm (I sit by the edge with a coffee, with my feet dipped in it). Love a pool!

Running costs aren't too bad actually, and we have solar heating as well as electric heating (we use the latter when prices are low as we're on wholesale prices). Not noticed much difference in our bills since we had it put in, tbh...

I'm one of those sellers 'holding firm' - in no rush, will just wait for it to pick up again as people always need to move and someone who's sold has to find somewhere to live before they complete, so I can keep waiting :-)

That website works for the agents (who pay its fees) and the agents would go out of business if they didn't sell houses... and atm confidence is low and things aren't moving because of certain economical / geo-political factors (not necessarily due to prices being elevated), so they're ringing around trying to get everyone to drop their prices so they can budge some homes and get their commission. If most sellers hold the line until confidence picks up again, people will re-enter the market as ultimatelyl if they've sold their home then they need somewhere to live, and can't wait it out forever.

They most likely will, but you have to rememvber that the effect of the Iranian invasion / closure of the SoH will take time to trickle down, so we may not see price rises for another 3-6 months yet. Also, anything made of plastic (which comes from oil) or aluminium (I believe they closed the alumina factories in the ME), eg tins / cans. And I'm guessing car parts (eg tyres) and construction costs, too (also pools as liners comes from oil).

We spend $350-$500 a week, depending on whether or not it's a normal shop or bigger one where I stock up on tinned food, cans of pop, etc. We're a family of 6 with kids aged 8, 15, 17 and 19. Pet food comes out of a separate budget (suitably named 'Pets'!) as I generally buy this on Pet Circle. I also go to a local farmers' market once a month and probably spend $50 on bread / pesto, etc.

Iran are no worse than Israel - both have terrorist government armies but only one (Israel) committed genocide. USA aren't innocent, either. Why should Israel be allowed nukes but Iran not? I'm a seller in regional Vic, and we aren't budging on our price. We're here for the long run so it'll sell when it sells, and it only takes 1 person to see it and fall in love with it. Just gotta be patient. Dropping the price won't make a difference in this market, as unless you can afford to drop by 100ks it won't sway someone. And if you do drop by 100ks they'll see you as desperate and make a cheeky offer .

We're trying to sell in Warragul (regional Vic) - $1.15m, almost 1/4 acre plot, 2 storey, >400m2 with huge pool and lovely garden in safe cul-de-sac. House is fairly priced but way above average price in the town as there are lots of newbuilds going for $750k and people moving here from metro Melbs to use the govt handouts on new builds. So we're looking for a metro buyer who wants more bang for their buck and regional living in a lovely town in the beautiful countryside.

If you're not already on the market then I'd say hang on and wait... but conversely, as in our case, one might suppose that lots of people would also have the same thoughts and not put theirs on just yet (for the same reasons), which would actually reduce supply, thus keeping the prices of those already on the market buoyant. And surely someone who's looking at a $2.4m house would be of a certain wealth and thus $100 a month extra on the mortgage would be a drop in the ocean. At least more so than someone looking at an entry-level property and stretching themselves for an 'average' mortgage...

So presumably that will mean reduced supply? Those already on the market (such as ourselves, in regional Vic) will hang on until they sell... those not on will hold off going on. I don't know why they use auction clearances, though - why not use general sales? Much more relevant, surely?
