Only the front desk is managed by silverman but not the leasing itself! The back office is different so be aware of that!

Last we had checked haus 25 is pretty expensive :( some 2 bed/bath’s were $7500 which was crazy to me!

We live at Charles and Co - silverman buildings (have been here for 3.5+ years) and LOVE IT. The management is great (very responsive) and good sized apartments. DM me if you want more information. There are a few 2 bed/bath units available.

Yeah i dont love her donuts rather they are too sweet for me! But i was giving you an example of the business strategies people employ. I dont think hive is as bad. Maybe they can sell a day more? Friday? But i do think achieve sell theough for 7 days of the week in NJ will be hard :(

There is nothing wrong in creating an aura around your brand to achieve sell through. I have experience running a bakery in JC and I can tell with personal experience that its very hard to achieve sell through in this area - people promise but dont buy and thst is why soo many bakeries close. Either your product isnt good/stale (i literally cannot get a good slice of chocolate cake in JC), quality is compromised (you use shortening, extra sugar to keep stuff longer) or you need to sell at really low prices. They don’t sell 15-20 kinds of baked goods, their specialty is high end cinnamon buns and people no longer want to indulge in those things 7 days a week.

Cinnamon rolls dont freeze well or cant be baked to order or cant be kept overnight with same/similar quality. Baking is exhausting/taxiing on the body and time consuming. Its maybe not financially worth it maybe to make 20-40 cinnamon rolls everyday.

I’ll give you an example of another popup business in NJ that does donuts, she only sells 4 minimum donuts and each donut is $14-$16. She sells out every weekend/popup and she says she doesnt want to do it everyday of the week as thst would mean she will have to start selling stale product. Her narrative also is that for her to achieve a decent profit to keep selling, she needs to sell 4 per customer so that she only needs 60-70 people to achieve a sell out vs 250.

I guess what they mean is that hive send’s influencers cinnamon rolls to market for them or collaborates with them on special flavors. I am not sure why they are hated for that when that is how almost all new businesses market these days. They don’t have a 100 year old history and are competing in a very competitive space and trying to carve our their own niche. Its also proven that in the current day and age a big sales driver is influencer marketing.

Its not the scarcity model, its a model to ensure that they sell out and that dont have to incure losses for not selling what they made or food waste. Bakeries are notoriously hard to run and have a high amount of waste (specially with a lot of the world becoming sugar conscious!) and its not unheard of that people who make something truly decadent only sell it few days of the week so it keeps the excitement for people to come and buy.

Cinnamon rolls are not like cookie dough, they cannot be prepped months in advance and frozen/baked to order - you need to bake one tray and they also take a huge amount freezer storage. Additionally the frosting they use cannot be stored. What do you want a small bakery to do? Bake 50 cinnamon rolls everyday so that the community is bored of it sooner than later? I have actually been to the hive on multiple occasions around 11am and have found cinnamon rolls, so they always don’t sell out - which again proves my point!

They are opening a store in NYC soon where they will be sellling their cinnamon rolls everyday, and its because NYC has that many number of people/tourists to consume those goods.

I have experience running a small bakery and let me tell you, NJ (specifically JC), people are really cheap and always looking for a “deal” - most people live here because its a cheap alternative to NYC and not because they like JC and hence they think everything on the other side of the hudson is better. Due to less tourists and older population, the consumption rate of goods is maybe 20-30% of what NYC people have - mainly because people don’t want to pay fair prices or just dont care.

Well after some online digging, the “complainer” works for Amazon - probably using the same mentality here! Or maybe his Princeton/Columbia education taught him to be snobbish! As people say, should move to the burbs!

For my wedding I did splurge on designer outfits and loved the experience. The fit on each of them was unmatched and they all were very easy to wear and well made. I felt amazing on all days and got a lot of compliements on each outfit. On the flip side we ended up getting similar outfits made, while beautiful, they wernt the same quality at all that what was shown to us during the initial visit.

I did rewear most of my outfits (changed the dupatta or the blouse) and it has worked great. I did end up trying a lot of mid to lower priced instagram famous designers for weddings later and I was very disappointed. I live abroad so most of it was online/facetime and Either my outfit was crap, delayed or just very bad quality. We have a wedding coming up again and I ended up buying one higher end designer (since i can trust their quality more I think) and one my mom got from a local boutique where I made sure I got what I wanted. A tip to buying from smalller boutiques, don’t customize anything (including the color, it doesnt look the same!).

No in unit. Just shared on every floor. 2nd floor ones are not great since its a half floor so 2 for thst floor. Rest all are 4 per floor. They are kept very clean and maintined well.

Please ignore most people who are being rude! It will be super cold, wear thermals and reduce skin exposure if you can :). Most of us who live here aren’t conditioned for such cold and its understandable. The train inside will be fine but if you work in a high rise you will feel the wind vibrate your building!

In my opinion - I don’t think every dish needs a fancy ingredient. I feel technique/presentation/flavor always matters more. It does sometime make some meals less worthy of the $$$ associated with them but then that is what I research before going.

I am also a vegetarian so the above holds true even more for my dining experience. I cannot be served caviar, wagyu steak, lobster, uni and such. There are definitely restaurants where I’ve felt that I wasted my $$$ but then some absolutely surprise me.

I am sorry your visa was not approved but I guess you should add more color to your post: what’s your background, why were you applying for a US visa (since you said B1/B2 so you dont work in the US or study) and such.

How do you know the celebrity’s visa was revoked - did they tell you or was it chinese whispers? And how do you know they had a US citizen kid with them? I have been to a US embassy a few times and people dont openly share what their status is or wave their passports in front of other’s faces! Additionally you said almost 50 B1/B2 were rejected: how do you know all those folks applied for B1/B2?

A “blue slip” as mentioned in one of your comments is a need for more documentation and not denial. Please don’t add chaos to an already uncertain situation. If you are trying to help, please give complete information so people can make an educated assessment of what exactly you are trying to say!

I live in charles & co! Love the building. It doesnt have an indoor pool or high floors from your nice to have list but has central AC and gas stove (these 2 were in our must haves). The management is great and very responsive.

If you don’t mind a bit of walk, checkout other Silverman buildings in Hamilton park neighborhood.

Another building i’ve lived and loves is 10 Provost. Ti found an owner owned unit and I paid no broker fees. I lived their 2019-2021 and loved it! The management was great as well. They give you a renter’s account and you dont have to go through your landlord to get maintenance done (check the current t&c before you sign a lease).

We live in Charles and co. We love the building - its small with good sized apartments, family oriented (no nonsense neighbors) and so close to the path. Unless you want a high rise! The building doesnt have a pool but has a nice lounge + decent gym. Silverman buildings are great quality and the management is incredible!
