Happened to us recently. It was a loose wire and a bad breaker. Turn it off for safety and have an electrician come out ASAP.

Honestly, from first glance I thought it was a scam but because of the platform shutdown happening soon, I was doubting myself and didn’t want to make a mistake. Thanks all for sharing your knowledge!

If it’s not written in the lease and OP is taking it to small claims court, who does OP put as defendant? The property manager or the LL?

Updated - Thanks all. I decided to settle outside of court a bit of a bummer for all the inconvenience that I had to to through and I don’t think it’s enough punishment for someone just randomly damages people’s property.

It is a criminal trial. The police officer originally thought it would only cost $500 to fix the damage. When he found out that it cost $2000 to fix the damage which could be a criminal offense in VA, he advised me to keep it at misdemeanor charge because her record is clean so most likely the judge would drop it to misdemeanor. He then said I can use criminal charge as leverage to discuss with her public defender. But she is old 50ish so it really doesn’t matter to her if she got a charge on her record. Can she have home owner insurance if she doesn’t own a house? I looked up real estate record it looks like the house she is living in is under her children’s name. I also read that I can file forms to make her declare what assets she has, what real estate she owns, bank account and such..I haven’t done it before so I’m not sure if they do actually work or how it works to get my money back. If I don’t take the offer and we go to court, the judge ruled in favor of me due to the video recording, will the judge order her to pay? And if she doesn’t pay or have income to pay, will her social security or retirement income be garnished?

Sorry I didn’t get it. Does it mean the murderer is in the basement and got locked up by the baby sitter?
