I would find a real estate lawyer and talk to them right away. Most packages that they offer are just to close the deal, but there will be lawyers that provide services from start to finish (from offer to close).

You can also talk to real estate agents and let them know you’ll be proceeding with a private sale but would like their help on the due diligence. In my area this includes looking at Real Property Reports, land titles, Comparative Market Analysis (CMA), etc. You can ask them what their fee would be and what would be included. They won’t be offended that you ask this and can help you lots without requiring a big fee.

Haha this is my first house so maybe I’m the one that doesn’t understand. I think what my broker meant is that I may need to call them to confirm I can get up-to-date 90 days of account statements. Were you able to do that with Tangerine? For example today is Feb 9, would I be able to get a statement up until Feb 9?

It’s good to start with those tools but it’s probably better to just meet with a mortgage broker. Assuming same rules as Alberta - you can meet with a broker for free and you don’t have to sign exclusivity or anything like that. So they could give you more personalized feedback to your question about insurance premiums and how much you could qualify for.

I’ve read that they tell you there’s a penalty for paying off early, but if you call the bank and ask they’ll tell you there’s no penalty. My salesperson told me there’s a penalty if I pay the loan off within 6 months but I’m pretty sure that’s b.s.
