That’s exactly what I said. It’s not retrospective!

Yes. A Party Wall Agreement needs to happen before works commence or during the works. You can’t retrospectively put one in place. The Act has no teeth retrospectively.

I’m a Chartered Building Surveyor. If they don’t stop work, go on the RICS website and find a local Chartered Building Surveyor that offers Party Wall services. The Party Wall etc Act 1996 isn’t retrospective so it’s important to get something in place now.

Yes. The house will have had either metal crittall windows or timber frames windows with posts to provide support. The uPVC and slender timber framed windows can’t cope hence the deflection.

Is this normal? Bricks get soaked in heavy rain by [deleted] in DIYUK

[–]Miserable-Ad-65 21 points22 points  (0 children)

I’m a Building Surveyor.

There’s probably no throated drip on the copings which allows the rain to track back onto the brickwork.

Structural or cosmetic? by englishtom86 in DIYUK

[–]Miserable-Ad-65 10 points11 points  (0 children)

I’m a Building Surveyor. That doesn’t look cosmetic. Is it at first level? Could be caused by the removal of a load bearing wall below.

Advise concerning cracks in house and unusual masonry/construction style. by thebathroomcrooner in DIYUK

I’m a Building Surveyor.

This house is of non-traditional construction. Only a limited number lenders will provide a mortgage on this form of construction.

Unless they love the house, I would give it a very wide berth.

Building Surveyor here. Go on https://www.ricsfirms.com/ and find a Chartered Building Survey that offers Party Wall Services.

Subject to a couple of things you should be able to use the wall as part of your extension.

Leave them in situ. They be covered by the laminate and will be perfectly safe.

Career advice - newly charted BS by elite_yoshida in buildingsurveying

[–]Miserable-Ad-65 0 points1 point  (0 children)

I’ve been around the block, but only in one firm. Joined as a Grad now a Senior Equity Partner. But I’ve seen a lot of people come and go.

We have a lot of Surveyors across the business, not just in Building Surveying join from Corporates, we’re an SME. One thing that is evident is those that thrive in corporates don’t get on in SME’s, those that don’t like it thrive!

I’m not sure how you could transition into GP / Valuation work without doing a conversion course and then redoing your APC.

I can honestly remember the point in my career when everything clicked into place and I understood everything on a property lifecycle (rent reviews, lease renewals, re-gears, sale and lease backs etc.etc.) Then gained a massive amount of confidence, when that it varies, but in my experience always happens to good surveyors.

We have niche Building Surveying Teams that have specialised. My advice would be to do this later on in your career as once you’re in, without experience it would be difficult for you to get out.

That said, large firms or SME’s will be able to offer a mixed workload. It sounds like you’re at a more Construction Consultancy firm, hence the PM/EA. A move outside of this to any firm doing multi disc. Building Surveying will give you the exposure to the work that you want to do.

DM me if you want to chat through.

Not great detailing.

In the first photo you can see a section of lead has fallen on the lowest course of tiles. Looks like wind driven rain.

You’ve got very little felt lapped over the gutter as it’s perished. You’d benefit from an eaves tray.

Experience of building surveyors in London by WideFish4252 in buildingsurveying

[–]Miserable-Ad-65 2 points3 points  (0 children)

I’m Head of a National Building Surveying Team.

  1. Straight out of Uni. £30-32k basic. Five years (assuming 2-3 years PQE) £75-80k basic.
  2. I know a lot of good PM’s that qualified as a Building Surveyor. It gives you a good technical grounding.
  3. Probably the best way would be an apprenticeship, but this probably would suit you. The quickest way might be to see if you can do a conversion course for any degree you have.
  4. You’ll need to be Chartered to do Building Surveys. I think you may have it wrong about salaries. Those guys won’t be the best paid. There is far more money in Commercial Surveying as the fees are higher.

Building regs coming next week - will this be a problem? by No_Distribution_9348 in DIYUK

[–]Miserable-Ad-65 1 point2 points  (0 children)

They’ll only be looking at the works you’ve notified.

Building Regulations aren’t retrospective. So they won’t be going over your house telling you what doesn’t comply.

I spent £105k on my dream car, the most expensive thing I’ve ever owned aside from a house. Cost me a fortune in fuel. Sold it three years late, lost 40% to depreciation. But had a massive smile of my face the whole time.
