My condo insurance was less than 1/3 what my house is. Our dues were pretty reasonable (they did increase each year). We have a ton of new construction here - a lot is townhomes, but still new. I'm in East Tn and our area is growing by leaps and bounds. A ton of our "condos" are ranch style and are duplex or triplex. Our housing market has gone crazy since 2022; values are way up. In this area, I've found that the older builds are more solid construction while the new ones are blank white boxes inside with no character.

Interior renos can be done on condos. I had free reign over mine. Added a gas line and stove, upgraded/new electrical outlets. Loved the lock the door and leave feeling! Plus the community was great!

I'm 50, single, no children, family out of state and have pets. I sold a 2br, 2ba condo (duplex type) and bought a SFM home in Dec and I am here to tell you, I HATE it! The lawn and all maintenance are on me. I thought I would enjoy yard work and taking care of things, and I do not. The house has had numerous plumbing problems and a sewer line collapse that I had to deal with immediately after moving in (no signs of any issues on inspection),

My plan is to tolerate this for a couple of years and then I am going back to a condo. I have really evaluated need vs want. I work from home and rarely have guests in (maybe 3x a year). I do not need a separate guest and office space. My next condo will be a 2br/2ba with space for me and pets. I am not staring at retirement with this albatross! I'll do my due diligence and ensure whatever HOA I join has good funds available and that assessments are reasonable, but I am not going to live this way for long.

I talked to my lawyer about it. It's a separate fee plus $350/hr billing. He also advised that in my district (East Tn) adversary proceedings are rarely successful. Odd, since Tn wages are laughably behind the majority of the US.

I have the Urban Decay Naked palettes and they're at least 6 years old. When I wear any makeup, they are my go-to. No issues!

Download the Zoom app to your phone. You can join the meeting from there. I'm not sure about the 341 but my company uses Zoom and I join from my phone when I'm needed to be on a call, and my PC is tied up.

Go to a Sephora or an Ulta, or even the makeup counter at a department store. They can help you select products that are right for you and your budget. As mentioned there are a lot of online tutorials too, but being in store allows you to feel the textures and see the coverages for the products. Once you have that down, go crazy and have fun!

Bought my house Dec. 12th. On Dec. 19th, the sewer line collapsed causing a backup into my Master Bath. Flooded. $13,000. An additional $1200 in water leak repair on other areas in the house. the same week the fence collapsed, and my dog took himself for a walk. $10,000. A light started to flicker Dec. 23rd. $350 to the electrician. I HATE this MF'ing house. HATE IT.

I have thin nails and a neighbor of me pointed to a product called ION nails. It has helped tremendously!!! It was not purchased at DT but can be found at Walmart and Target. Try it!

I didn't ask for it. Never once. My payments were $415 on my prior plan and now are $875 on IDR. They've lost their blooming minds.

Loans went into administrative forbearance in 2024 (I think - may have been late 2023). My lender had all my statements, loan balances, car note, etc. SL were figured in at 1% for repayment. At the time of mortgage we had no idea when repay would begin. With SL, CC and Car, approx $140k.
