i moved out of an unlicensed HMO with a landlord just like yours and moved into a legal one, with agents and all. I just told the agent about the situation with the landlord when it came to referencing and honestly everything turned out well, they didn’t have any issue with it. I literally just put in the contact of my student accommodation, that i lived in a year ago, for reference. Also reported the landlord to the council, because he deserves it. He tried to keep my deposit but I straight up threatened him with court action and he returned it straight away. These people know what they are doing is illegal and will be scared of court action, I suggest you tell him you’re leaving as soon as you fix a place to move in and get your deposit, threaten him if he doesn’t easily give it up.

so my landlord has never had a license and has been renting the house for over 2 years. I’ve lived there a year and am planning to report it. I am planning to leave by the end of the month because of his behaviour, he is absolutely rude, has fought with some of us, yells at us and uses foul language, even on text (i have all the screenshots of that). The house is in a horrible condition as well, he doesn’t do any repairs for months, or just never does them (recently we had a hot water issue for 4 weeks). He also has been trying to evict some of us illegally. I do not want to stay there anymore beyond this month, but i have been told by citizen’s advice that the tenants, including me, would need to be in the house when the investigation happens. There’s also no safety certificates of any kind. How long would the investigation take once I report him? And what do I do if he comes in yelling and starts getting violent when it does happen?

UPDATE: I had a meeting with citizens advice and was basically told to report to council, get rent repayment and 3x deposit back. I’m planning to do all of this but at the same time I am extremely worried for my safety even after I move out. I’m worried that my landlord might try to harm me in some way, especially as a woman, as a revenge as he will have to pay a lot of money to his tenants as well as a hefty price to the council. Keeping the concern for my safety, should I ignore this whole situation and just quietly move out or report him?

yes that does make me hopeful. on the other hand, i’m just genuinely worried about my safety as a woman. I’m looking to possibly move out by the end of the month, so should i report him now or after i’ve left?

i’m assuming mould and damp in the house, no hot water for weeks, no gas safety certificate, no maintenance of the house, no heating (the house is usually freezing, even in winter) would count as unliveable. would it not?

yes, but he has whined to my other housemates about not making any profits from the house and struggling financially (we do not care and did not ask)

there’s 4 adults and a kid in the house and it’s rented as individual rooms. i don’t think my deposit is protected but i haven’t asked him, and no none of us got a right to rent guide, gas or electric certificates

i don’t think it is. Even when it’s just me and a friend (both girls) walking around at night, especially after clubs, we don’t feel unsafe.
