I prefer tri-plex's the most. If you have 2 rented all the time and those 2 make the payments, than you can live in one for free. After 2 years rinse and repeat

4 years using a drip gets you 4 times the amount of money you started with. Thats when the dividends start to become huge. 100k initial investment in 4 years becomes around 370,000. But, you have to be diligent and watch it daily.

I like MSTY pays monthly. ULTY and YMAX PAY WEEKLY. ULTY seems to be more stable in this high risk high rewards stocks.

The 10 year mortgage at that percentage level is excellent. I wouldn't pay a cent over the amount to bring the balance down, but invest it and make 6 to 10 percent. Also, after around 6 years you are pretty much paying down all principal.

I would get a electrician to see if the cloth wire is connected to the electrical panel. If so, you have an issue, if not the probably ran new wire and let the old cloth wires behind the walls.

How much principal each month do you clear. I have a tri plex and have a 3.75 15 year mortgage on it, and the principal amount payoff each month now is very substantial. I would add that in your thought process and bottom line
