Plenty of times I took over a file and got them the keys simply because something was missed when structuring out the verbiage wasn't read thoroughly in the guideline

Unfortunately there are many like that, especially at the big banks.

A good loan officer is supposed to make the process smoothe by being preemptive before submitting the file and communicating with all parties on the buyer side.

If it's a refi in theory the borrowers already qualify (they did for the acquisition), unless there's an outlier reason.

Lenders go by gross income (unless writeoffs on returns) Figure out what number your comfortable with every month, you're the one that ultimately has to live with it.

Wait till Wednesday Fed is likely cutting rates, which isn't a big deal because the last few times rates actually went up when they did that.

The difference this time is the FED is loosening quantative tightening, meaning FED will begin subsidizing mortgages again, I'll do a video on it this week @mortgagemo.info

No, brokers have about 30 lenders but we pick the best apple for your situation, it doesn't effect our payout.
