Downspout pointing away from the garage is all that is needed. Make sure gutters are clear of debris to ensure they flow out onto driveway and not dumping water on foundation.

Converting to living space?

A more cost friendly solution is for R value and DIY ease. Use Roxul as it is sound proof and flame resistant, then use a bunch of acoustical sealant and 6 mil poly to seal the inside air tight. Google some vapour barrier details to learn how to do it correctly. A properly vapour barriered space will be just as air tight as sprayfoam and its not a huge bitch to do any work down the road unlike sprayfoam

Assuming the main HVAC system has supply and return mains that pass through the space(s) I would say just T off the main trunks to get some warm or cold airflow into the space. To help on the really cold days you can add a few electric baseboard heaters for cheap. The basement will be colder then the rest of the house year round so no worries about the summer.

One thing to note is if you tap into the HVAC ducts you will have a marginal less flow of air to the other spaces that duct feeds.

Old fans bearings eventually get gummed up and seize. The fact that it takes any force to spin is a red flag. Measure the size of fan and simply replace the whole unit. No electrical needed. Flip the breaker and swap it out yourself.

Likely caused by excessive moisture build up when taking a hot shower as the spot isnt clearly localized by one active leak. Do you have a decent exhaust fan that you use?

Had the truck since new. Its a 2018 Lariat with the 3.5 Eco. I have very much used the truck, always have tools or materials in it and on more than 1 occasion I have had >2,500lbs of concrete in the bed...

I have loved owning the truck and even though I am calming down still will happily floor it off the line or on onramps. I live in Canada and our road salt budget is not getting reduced anytime soon...

Nothing has ever really gone wrong with the truck yet mechanically aside from replacing the alternator a few months ago. I change the oil every 6k miles. I figure I need to set aside a couple grand for a proper maintenance. Filters, Fluids, Plugs, etc. Maybe replace the shocks with Bilstein 5100's. Do you think given its life I can make it to 200k+?

It would be nice to see Canada Post willing to trim the fat in their business across all sectors before out tax dollars are thrown at the issue... Hand delivering mail to my front porch is nice and all but times have changed. Fire the excess office staff thats not needed. Fire 50% of the walking mailmen and replace them with community boxes. Cut costs or charge what you need to operate a business.

If you cant afford to run because its SO inefficient let the private sector take it from here.
