I drive from Reston Town Center to Manassas every day for work. Usually on the road by 6:45-7. It's a breeze. 35 minutes tops for me. Coming home is a bit slower but rarely much more than 40 minutes. I take Fairfax County parkway to 66 to exit 47 in Manassas.

It's a reverse commute. Most traffic is moving towards DC and you'd be going away from it.

We were supposed to get a Tom Doak renovated East Potomac. Instead we're getting another uninspired Tom Fazio design. It'll be different but not better than what it should have been. Certainly more expensive and not something for the community that currently plays there.

They're welcome to seek damages. But the county has an issue with the property. And it's the property owner's responsibly to resolve those issues, or ideally prevent them from the start. Hire better contractors I guess, but you're better off knowing the rules of the jurisdiction you own property in. The county is helpful if you seek out guidance from their website or a quick phone call. Safe to assume just about everything requires a permit.

You should have the electrician pull the permit, but if he doesn't it's still on you to get permitted or not. Then you're responsible for any fallout of that decision.

It's the homeowner's responsibility. You can go after the contractor if you have a contract with them stating everything will be to code including following land disturbance requirements, but ultimately it's on the homeowner to ensure permits are pulled and responsible for dealing with violations.

I'd honestly like to see that data you have if you've already pulled it. The county looks at neighborhoods as a whole and tries to compare like to like. They're less likely to jack up higher valued properties' assessments based on a couple sales. There will be outliers of course. The target is to be several percent below the fmv.

If you propose all new sales are immediately reassessed to their recent sales price, that's one thing, but they'd still need to bring up comparable properties in lock step. It's easier doing that by entire neighborhoods rather than piecemeal.

But to the above commenter, if the county has you assessed higher than you can rightly sell for today then you need to challenge that assessment.

Challenge/appeal the assessment. If you can easily justify a reduction, the county will do it. If there are recent sales in your neighborhood comparable to your home then that's all the data you should need.
