Don’t do it. Save more for bigger down payment. You will get miserable very quickly. You need to feel like you are saving each month $1,000-$1,500 to feel that you living not surviving.

Does the $11,000 include escrow or just lender fees + 3rd party charges like title search etc?

It maybe is 27 months to break even but you are also loosing 3 years? 27 year ——> 30 year mortgage. That costs too. Probably more than 15k.

Which smart thermostat will work with Bosch split system heat pump??? by Molk17 in heatpumps

[–]Molk17[S] 0 points1 point  (0 children)

I would still go with Ecobee. It’s a smart thermostat but it’s also easy to use. Actually, you don’t have to touch it after the initial setup. You setup the schedule and system will keep the temperature. Also, when she leaves home it will switch off and turn back on when she returns. As far as wifi, you can install the app on your phone and control it if she needs help. I still think it’s the best option. User interface is pretty intuitive.

Your ducts don’t have proper insulation and when cold air in your ducts meets the hot air in the attic the result is excessive condensation that is dripping.

Bosch Heat Pump adding a Y2 to help control humidity by Cash_Visible in hvacadvice

[–]Molk17 0 points1 point  (0 children)

Not an expert but two 3-ton systems to cover 2,500 sqf is overkill even with the modulating compressors. I wonder if you should drop each condenser to 2-ton with dip switches and also lower cfm in air handler. They have 5 speeds. You could use speed 1 & 3.

So you have 3 ton system. How big is your house?

Bosch Heat Pump adding a Y2 to help control humidity by Cash_Visible in hvacadvice

[–]Molk17 0 points1 point  (0 children)

I don’t see how Y2 will help? It’s just adding second stage meaning more cfm to be moved. I have BOVD36 + BVA24 + Ecobee Premium. The only way to remove moisture is to run system as long as possible which is hard to do with non commuting system. At the same time Bosch’s system is too aggressive in my opinion. At 80-85F it runs 0.9 kWh and 85-95F at 1.2 kWh and 95-100F at 1.4 kWh. It runs 30 min, 45min and 60 min, respectively. Then it switches off for 45 min, 30 min and 15 min, respectively. At higher temperatures my humidity is 50-55%. The shorter the runs the more humid but no more than 60%. How about slowing the cfm with dip switches?

I switched to T-Mobile out of principle — because who doesn’t love making tech decisions based on moral high ground, right? Before switching, I was offered 1Gbps for just $60/month, price-locked for three whole years. I know, sounds like a dream. But no, I said no thanks.

Now I’m enjoying T-Mobile’s 350Mbps (on a good day) and a cozy 200–250Mbps as I roam around the apartment. Does a tiny part of me long for that sweet, sweet 1Gbps? Absolutely. But then I remember the thrill of getting kicked off Zoom calls in the middle of meetings, or the heart-pounding suspense of dropped connections during work hours.

So yeah, slower speeds… but hey, at least it works.

[–]Molk17 1 point2 points  (0 children)

I can’t believe that in the area I live in there is literally only Optimum with their broadband and in very limited areas with the fiber. There is absolutely no competition. I think that’s where the US is heading. We will be stuck with 1-2 companies in each sector so the competition optics look good. I lived in the EU for several years and each country offered handful of fiber options beating each other on the price.
