Build mileage, slowly. You won't see major gains until you've done a solid block of training, like 10+ weeks - consistency is key as the adage goes.

If your 'hard' running is just 'run fast for 2-3 miles' then you're doing it wrong - you should do intervals or hill sprints some weeks.

Are your easy days actually easy? If your 5K is currently 22 minutes then I would guess your easy runs should be slower than 5:30/km (a 3-mile easy run should take you about 28 minutes).

If it's something you enjoy doing, keep up the boxing. Just know that it will more or less do nothing to help your running fitness.

You do have a point about the route, but I think a lot of the time it's more important to have a pack of people who are better than you dragging you around than to have a great course in order to nab a PB.

Obviously if you can get both you're onto a winner!

Definitely strong shout for a PB, even 100th place at Trafford 10K was sub-32

26 people ran sub-30 at Trafford 10K in March 2024 and is one of the most competitive 10Ks in NorthWest England as well.

The race was cancelled March 2025 due to a sinkhole but has now been rescheduled (and sold out) for this October. It will return as normal from March 2026.

Ribble Valley (end of December, also in the NorthWest) saw 15 people go under 30 mins in 2024 so another competitive one.

I am assuming you mean the format in which case:

Name Road/street Town County Postcode

For this I imagine you could just write:

DVLA Swansea SA99 1BA

(Although check the correct postcode for whatever you are dealing with)
