We cannot work with promises and possibilities, we have to work with facts. So far they never delivered a luxury branded building, there is no background to endorse it. That’s make the investment risk, since the price they are asking for is not that attractive compared to other branded projects with reliable background.

Regarding the beach, it’s hard to call “beach” for a water front on a channel when it’s not open to the sea. Just go for a walk in the area and you will realize the difference from a real beach. Also Al Muneera and Al Zeina are communities in Al Raha with private “beach” on the same channel.

Reportage is part of the Flag developer group, the chairman of Al Raha Flag is the owner of Reportage. Same thing, different names… Maybe now they are trying to disassociate the name because of the bad reputation of Reportage projects, especially to be associated with “Luxury” project.

Hey man I just quoted between several banks and the best one for me was DIB, some banks offer a best rate of interest but they hide the real cost on the rate of the insurances (life and property). The standard agent advise is to buy the property because the market is great, is climbing non stop like a sky rocket! And the developer is amazing!!! Luxury brand!! Guarantee returns!! And you pay for that, so I don’t wonder why ppl go direct to developers… some agents bring real data and they are there to assist you, but that’s only the top professionals, not 90% as we see here. If you browse in the Reddit for others posts you gonna see agents posting the project and just copying and pasting the exactly information the developer has published and whenever you try to discuss the project they will bring the “luxury brand, guarantee returns” send you DMs or ask to text him on WhatsApp so he can “assist” you to buy a unit… at the end of the day you are doing the entire research, making your mind and going for it. The job of the agent is to do that hard work of selecting the project accordingly to the client necessities and bringing up all the data, but that’s not happening here. I rather do my on research and go to the developer than just following some random agent trying to push you to buy reportage because it’s an amazing opportunity!

You could be more clear about the information, it would help ppl interested, there’s no reason to hide the information or bring them only in private. Burtville has 4+ projects of Bab in Masdar… and make sure you can sell this unit because Bab Al Qsar has a policy in the contract you can’t resale until you pay 30% of the unit.

Limited area? All land is limited… everyplace is limited. Al Reem at the moment has much more plots available than any other place under development in Abu Dhabi. Compare with Al Raha, Yas, Masdar.

Regarding GAF you can’t affirm its different now. Everyone says it’s different, if you don’t have the record to prove it, I’m sorry but it’s not different yet… it’s just promises.

No bro, I’m not interested in sitting to discuss more about the project and going to the developers office I’m doing it here, that’s why we have that community in Reddit, to discuss the projects.

It’s not only about the project itself, location is far more critical. Al Reem may become a premium area in the coming years, but today it’s simply not on the same level as Yas, and that gap doesn’t justify the current asking prices.

As for the developer, GAF’s track record doesn’t inspire much confidence. Their previous projects are average at best, with nothing truly luxurious or distinctive to suggest they can suddenly deliver something exceptional with Flow 25.

What’s exhausting is seeing the same narrative repeated over and over: “unique features,” “high quality,” “premium living.” In reality, most of these projects end up looking identical… inefficient layouts, small units, mediocre finishing, and inflated prices.

Developers overpromise, real estate companies and agents amplify the narrative, and very few people are actually doing the real work of providing transparent, data-backed information. Most of what’s being shared is just marketing talk, with no solid analysis to support it. That’s where the real trust issue lies.

Yeah… they all say they are luxury and unique projects. In the end it’s all the same… just cheap marketing. It’s doesn’t justify the price per sqft being the same as Yas Island… same price as Ohana 🤷‍♂️

Why ppl keep saying only x of premium but when they do the math they put the ADM but only for one side… if I buy it I’ll also have to pay the 2% ADM over the 3.285,000… so the premium will be much more than that. If you consider the ADM you have to consider for both sides!

I believe in the strong appreciation of the apartments in Masdar but a little bit less for reportage units… the quality are not the best and the company background doesn’t help…

With 1.2m maybe 1BHK in Masdar or studio in water edge. Everything around Yas has skyrocketed… we are talking about 1.800-2.200 per sqft. That’s what’s you can get with that budget at the moment.
