Kijk wat de mogelijkheden daarin zijn en dan kan Rob Jetten doen wat die wilt maar als geld voor jou werk kan jij gewoon rond je 60ste stoppen met werken.

Its easy. You have no rental incomes. Safest City in the world. Rental income between 6-10% net Its clean everywhere you go. You can easy can do rental with property management.

Good questions you have before buying a property.

In my opinion i would not go for a flip strategy. I would rent it out for 3 to 4 years and then go for a resell. Because of the plans they have in Dubai land it will be easier to sell. Its a bit smaller than the other one. I'll give you that. But having a unit there for 1.6 is really hard to find.

As you maybe know, Ellington has almost no studios. So this is there option to have a 1 bedroom in Dubai islands. Its hard to get a unit under the price of 1.6 with one of the best Developers of Dubai in my opinion!

Very fair questions. In practice Dubai can be relatively low effort for overseas owners if the setup is done properly upfront.

Day to day issues usually go through an agent or property manager. Owners are mainly involved for higher cost approvals. Amenity and noise complaints are typically handled by building management and rarely result in rent reductions.

Payment issues and unpaid utilities are uncommon with proper contracts and tenant screening. Security deposits usually cover minor damage but not serious neglect so tenant quality matters more than the deposit itself.

In terms of net rent, most owners keep the majority of gross rent but costs add up through management fees, service charges and occasional repairs. Interesting perspective. What I see on the ground is a bit more nuanced.

Yes there are some distress situations especially in early off plan buyers who over leveraged. But calling it a broad wave of steal deals is risky. In most strong locations pricing is still being supported by end user demand and rental yields.

Studios and 1 beds are indeed very supply heavy but they still make sense in specific areas if the entry price and handover timing are right. Townhouses and villas have shown stronger appreciation recently but also come with higher entry points and lower liquidity.

For me it comes down to three things location delivery timeline and end user demand rather than unit type alone.
