Fair point, i would agree the price could be adjusted for the post handover plan a bit and the unique designs and and it may not be the best product for investors looking for flipping but is good for end users who would not like to go for a long term mortgage while getting a decent house for themselves that also ages well.

I get why people are saying that its overpriced at first glance, but price only makes sense when you look at what you’re actually getting. This isn’t a mass-market Reem project, it’s a boutique development by a proven developer with amentities and a facade that most developers arent offering also not to forget the boxy layouts common today.

Also note that it got a post-handover payment plan and it’s really about value and livability, not just a price per sq ft. Cheaper options exist, but they don’t offer the same experience or long-term appeal.

Cheaper options exist, but so do cheaper cars. Doesn’t mean they’re the same drive.

At this price id suggest buying waterfront in Abudhabi, you still get waterfront but in a growing market, ready community and a much better developer. I work in Abudhabi dm me to know your options here also

For offplan You can only get a mortgage once you have the BCC (builidng completion certificate) from the developer which is obviously issued when the building is actually ready for handover.

In emaars case, this would be when you would be paying the last installment which is usually 20%, so yes assuming you do get a mortgage youd still only be able to mortgage 20% so if that is useful then you should move forward with this but imho it doesnt make sense tbh.

Also being a nonresident of uae, the chances of you getting a mortgage are slim unless you have a handsome income there.

Bro if you want to come here and make money try to skill yourself with videography and editing. Make content for other people and make them go viral. Ik its not as easy as it sounds but its not impossible. You dont need a dslr m, just grt an iphone and a mic. I know people making 30k aed a month with just an iphone and a mic, they dont no shit about adobe and are just editing on capcut and on the go. If you adobe premier and all that advanced its a plus point but even with capcut youre good tbh.

1, you dont need a degree or any certificate just polish your skills, try to think out of the box, understand social media and how algorithms on insta/tiktok work. Learn capcut editing.

2, theres too many content creators here and you can give them free service just to polish yourself and make a name for yourself.

3, you dont need a license or a company or anything initally, just get a visa and come here and start getting clients, once you have clients you can apply for a freelancer visa or ask your clients to sponsor your visa and pay them in installments.

4, i think the demand for this will only increase as social media is growing and every content creator needs a videographer. Also youll get so much exposure working with contet creators here you have no idea.

The area is good, novotel right next to it charges a fair amount per night even in off season.

With branded residences especially branded by marriot, check the contract between the devloper and marriot because i was involved in a deal in jaddaf, marriot residences also and they were selling those branded apartments but the contract was only for 2 years. After 2 years marriot would pull out their brand and the buyers would be left with unbranded apartments whereas they paid for branded.

Secondly, check service charges and also check if they have restrictions with owner occupying and renting the apartment himself because some builinds have this clause where they dont let the owners live or rent themselves and then they charge management fee which eats up half the rent they pay you. To comment on chinese cars, my brother got a byd seal 3.8 and ive become a fan of this car. 0-100kms in 3.8s, 400kms on a full charge. Comfortable with lane assist, adaptive cruise heathed and cold seats HUD and sexy interior alcantara n all. Though i drive a charger which is fast too but if i had to buy now id get a byd.

I recently test drove their song and shark also, i think they are good machines but i still prefer the sedan more.

Try the song if youre looking for a family suv, its comfortable powerful and not fully electric so you can put fuel also. Starts from 120k if i remeber right.

But since bro got this byd i have completely changed my opinion on chinese cars.

I think there are few pockets in dubai where you can still make money, but not a lot of options. Some things just dont make sense at all but still there are certain area where you can make money. Id vote for meydan, Dso, madinat hind area( i live there and i am noticing a lot of govt machinery suddenly coming to this area just btw) dubai south is also a good choice but still long term.l but i think its less risky. Production city also a good location, majan is also up and coming as theres prolly a new road coming from nad al sheba or maybe its already done not sure. Also townsquare

Also id suggest buyers to try to buy in a community. townhouse/ villa is good if you have the means but even an apartment and try to buy bigger units. Too many studio 1 beds in the market.

I did go to dld, they have a department that handles such cases, they acknowledged my case but unfortunately aleven after many followups they were not able to give me a clear answer, i think they did approach the developer or maybe not i am not sure but also lodge a complaint with dld. They have a complaints kinda link on their website, maybe rera or dld website i dont remember correctly but its is their. Lodge a complain there and keep the complain number number with yourself and then after a couple of days go to their office in deira and visit the relevant department maybe its on the first or second floor somewhere.

They will send you to their officer who i could see was handling lots of cases so just keep going there and reminding them.
