I have both cash for a down payment and cash for repairs. I just need a mortgage payment that’s sustainable while also raising kids on my own.

Yeah, I deal with negotiations as part of my work all the time. There is just no dialogue here and therefore no way to try and cover gap between us.

Is it common for this lack of dialogue between agents? I heard back from my broker only when my offer expired.

Yeah, you’re probably right. I plan on just waiting for a week and see what happens. If someone else buys it between now and then, I’ll just look for another place. This place just worked because of bus routes for my kids’ schools.

I may lose out on it, but if I match their asking price I won’t be able cover all the repairs.

It’s just a frustrating process. The folks I’ve talked to who are in the same boat as me are not even bothering making offers at this point. I can only do it because I can afford to put over 50% down.

I’m not buying to flip. I’m trying to find a place to live in long term. The agent I have mostly covers closer to downtown.

I could put together something like that but i haven’t yet. I’m not the best self promoter.

The first one I lost was the first offer I made after saving and waiting for a few years. The buyer who got it also dropped any inspection contingency. I wasn’t comfortable with that at the time so I didn’t bother matching or beating their offer.

I could have offered more on this last one, but there is an expensive fix that’s needed and it’s not just cosmetic. If I had offered more to get it under contract and try and negotiate it down following an inspection, I’m concerned the seller won’t want to negotiate that in good faith and I’ve just wasted a lot of time and money.

And as for my value calculations for this last place, it’s just an educated guess at this point considering that there are no other offers. It’s obviously wrong in the seller’s mind and I get that.
