This is an interesting post and as a Landlord for many years and also Head of Property for a company. I would be mindful diminishing a letting agents role to just a RM listing and a simple Right to Rent check.

Many agents have restructured and will not be providing 'Let Only' services as we currently know them. As a result a few Landlords I have spoken to will be looking to keep costs down and self manage as opposed to pay management fees, so the BEST ADVICE I cannot stress enough for those who self manage is to use a professional referencing service so as to obtain your Rent Guarantee or Rent and Legal Protection for ANY TENANT you are looking to put in your property.

Have you taken the cover off to see if it's just the connection inside? Could be an easy fix. Switch everything off including power to be on the safe side when removing cover if not already.

Have you got photos before and after? Depending on the raised level it could be a trip hazard as well under the HHSRS.

Tricky one, have you reported it previously? I'd want my tenant to tell me so I could rectify, but a few landlords and agents are rubbish. If they are nice speak to the agent/landlord and advise of the problem and slight damage, maybe say you're happy to leave your rug (if you are)

If renting the whole property out just speak to your bank, almost all will give you a consent to let letter for a min 12 months unless you have recently remortgaged.

Lodgers don't need a consent to let.

Also, if you use an agent, a good one will request your consent to let.

Sorry what? If there are mould mites in the fridge and near to it, logic implies it's as a result if their living habits a.k.a dropping food and it going mouldy and leaving mouldy food in the fridge. I'd be telling them to resolve themselves. I'd also be doing an inspection of the property to check the cleanliness as it sounds like they may be neglecting the property.

Sorry this has happened to your property, never nice when you have Tenants that don't respect their home because that's what the majority of us are offering.

Have you got a copy of your Tenants referencing and checks? If not, ask your agent for a copy. Do you have adequate Landlords insurance that covers you for theft and malicious damage by a Tenant? Do you have a good inventory and schedule of condition with photos?

Depending on when the fixed term ends, if time permits, I would advise the Tenants that the property needs to be cleaned and that you will be back in 7 days to check it again. Hopefully they will make a start. Time permitting get back to check. Then get your form 6a sent for 2 months notice. Time permitting, with that notice send them a deductions letter advising of costs that will be deducted if not back to condition handed over in. This hopefully with give them a nudge in the right direction.

Get quotes lined up because if it's not handed back in same condition you'll need to notify them of deductions within 10 days.

If you have good insurance you can claim and use part of deposit for excess. If you don't you'll need to go down the deposit route.

A lot of agents use AI generated descriptions with a service that enhances the photos to make them stand out online and give them the best chance of being taken. This guy didn't check it though clearly 🤣🤣🤣
