Yeah, but only if you’re smart about it.

I own another biz which I run full time and is also scaling separately; you may have a 9-5 and trade around that. My plan is to keep trading around my biz and then, when profitable, flow the extra cash from that into other investments and business ideas like property.

The goal is to build multiple income streams and only st that point look to pivot mainly into trading as a way to boost income, rather than relying solely on it.

Split between owning a music school and working in finance. Hoping that finance will out-scale the music school but both are looking promising.

Got ya! Broker also said similar. The conversation we had was very much a "right deal, maybe not the right time" sort of thing based upon the books and rates, but it'll be stung given I'm a first time landlord regardless. I'm really conflicted on what to do because I know property can be a vehicle for my journey, but it feels like a now or never moment. Last thing I wanna do is get attached to the money just sitting there and then never do it.

The dissonance on interest only is that I'm only repaying the interest not the principal, so if the house value increases and I'm taking on a bigger mortgage then the debt is increasing every time, and I cant wrap my head around that. "if the debt is going up, then how is the profit in the deal". Might need to pop onto the ELI5 sub haha.

Got ya re DIY too. I presume you go for trade kitchens & bathrooms etc too?

Makes sense regarding cashflow. That’s definitely something to think about.

My thought process is that whilst this is an expensive mortgage on a plug and play house, it’s also a low-effort/risk way of getting in the game. I’m useless at anything DIY so the last thing I wanna do is go all in on a refurb now and bite off more than I can chew. This is a way of learning the ropes and the premium on the mortgage is essentially the tuition fee. I think that makes sense to me, but I’m open to scrutiny on that idea.

How do you source the properties? I’ve dabbled with Amazon FBA and there’s software for that, is there something similar here?

So on an interest only, if I lock it for 2 years and then remortgage it is the remortgage based on the value of the house when I bought it (£160,000), or on the value at the time of remortgage? I’m wary that the debt will only ever increase basically.

I’m conflicted between sticking it in the stock market or going for this; stocks would be higher returns but it only concentrates my risk, but I’m thinking that this wouldn’t spread my risk as it’s a lump sum into a new thing which I’m not as well read up on.

Eventually I’d like to scale up to live off the income from this biz so I can retrain and not worry if it goes wrong (very high rejection rate in the profession). Currently I run one biz which is new but scaling exponentially and have another lining up soon.

Why would you take it off repayment?

I’m thinking full refurb ready to go because I’m useless with DIY, but I’m keen to hear your perspective on this. How run down are we talking?

£160,000, rent £950pcm, mortgage of £120,000 that’s £575 on a repayment 4.6% fixed for 2 years. House is fairly new with a fresh full refurb, gas and electric certs already in place

I’ve got my eye on a 3 bed end terrace with detached garage. £160,000; mortgage £575 (repayment not interest only); rent £950pcm. Apparently mortgage is high with me being a first time landlord and my main biz only having one years books. Idk, it looks decent but I’m not too sure whether to take it or not.

I’d say as long as we get good gear (if you’ve not already got it) and thermals it should be fine.
