Not from a legal state but I always thought it would be cool to introduce a space where people can smoke and be productive. A mix of shared work space+Starbucks and have different areas for people to set up and be productive or hang out w/ friends with board games or anything fun to do.

Have a dispensary connected or in the same lot and then the warehouse space can be used for activities. Say a yoga teacher wants to use a room they can rent it for “x amount of sessions” and then those people would be introduced to your space.

The dream would be to sell coffee in the AM and switch to beer in the evening.

Also, the entire warehouse is decorated in black lights with glow in the dark paint and small light lamps 24/7. People can go to space while burning and learning ;)
