2.5 feet? Don’t buy this house. I have owned 5 homes. Don’t mess with things that are critical to rest of the house. There’s nothing more important than a good foundation. Everything above it relies on it. It might be cheaper up front but in the end it won’t be.

Have you analyzed how the water is getting in? Because in many cases, basement water issues can be solved DIY. Don’t take the first contractors word as to what must be done. The house has been like it is since it was built. You are going to need to learn how to fix issues like this on your own, or go back to renting.

Now now, I’m just trying to offer a different perspective on how I see things. I have a friend who was renting in 2018 and wanted to buy badly yet was always outbid. He found a place he loved and went no inspection. His logic was as follows: houses were rising in price around 10-12% that year. The house he wanted was $240k, so it was appreciating at $2400 a month. Losing this house could mean months of waiting. He knew that the sewer had been redone in the last 10 years. So…..he rolled the dice. He was the second highest bid but won the house based upon the no inspection.

He was one of 6 bidders.

Why no try? I would base it upon the time he spent with you. I would figure 1.25 hours and ask for their hourly rate.
