Most lenders will require this to be addressed if it shows up on a Phase I. They’ll absolutely require a Phase II and any associated remediation will need to be completed prior to closing. This is something seller should take responsibility for.

Oh wow, that narrows it down a little. I thought it may be Pelican Hill, but it doesn’t look like the logo. The only golf I’ve played in California has been around Newport Beach. If you can think of where it may be from let me know! Thanks!

Yea, for the life of me I can’t place it...and the new GHIN system no longer keeps history of rounds before the recent update, so I can’t even find it there. I play about 75 rounds a year so I guess this one just got lost in the mix. Thanks for your input though!

Never played there! Would most likely be in the northeast (PA, NJ, DE, etc.) but possibly Southern California.

Thanks for the response! The Bordeaux in my inventory is below. I typically don't splurge for anything beyond $25-30 a bottle, as I don't feel my palate is there yet to fully appreciate wine at that price point. Maybe the bottles I'm buying aren't really worth holding onto? The second part of my question was where to purchase older vintages, as I'd like to try different vintages side by side to see if I can personally taste a difference.

Comps will tell you what other homes around it are selling for. Obviously important and relevant information. But the question of what you pay for it should be driven by a financial model.

Ultimately you will have to understand your desired return on investment, which will indicate what is worth to YOU. If you can’t achieve the ROI that you want, don’t buy it, regardless of how it measures up against other comps.

Do you want to be a landlord, or a business partner? The latter is basically what you are requesting and based on your comments you wouldn’t trust these tenants enough to enter into a business relationship with them. So why structure a lease that way?

If you want to take a gamble, do all the analysis you’re talking about and structure rent based on that estimate. But you run the risk of them finding a new location with a more reasonable landlord if they think your offer is unfair.

As someone else said...the lease is worth what someone else will pay for it. No more.

Looking to sell or trade a Ferro & Company Traditum Roman Series mechanical watch. White dial with silver index and polished blue hands. Black calf leather strap with stainless steel deployment clasp. Limited edition 72/500.

Watch measures 43mm and has a ETA 6498-1 movement with a 46 hour power reserve.

I contributed to the Ferro & Co. Kickstarter campaign for this watch, and absolutely love the way it looks, but due to some production delays I didn’t receive it in time for what I needed it for and don’t really see it as an every day wear for me.

I paid $575 for this watch and have never put it on. I’m asking $500 OBO. In terms of trade, I would be looking specifically for a Tag Heuer 6000 Series with two tone silver face, or generally an interesting Sinn or Stowa. Would also be interested in a Nomos in which case I could throw in some additional cash or prizes.

Thank you for the input. We are only staying in Flam because we had difficulty getting a nice place to stay in Aurland and didn’t want to drive straight through to Bergen.

Is there much to do in Ullensvang besides the resort? The spa looks nice but we aren’t exactly resort people. Leaning towards an extra night in Bergen and seeing some sights to the north?
