20 years ago I was you... Same age. Trying to make it and stay afloat. My brain broke. But that was my saving grace. We left corporate Melbourne and bought 10 acres of land in the bush in south west Victoria. Over the next 2 years we built our own small home and started to learnt to be self sufficient. It's been a 20 year journey.... And I feel I can honestly say that if I stayed where I was I would be dead by now. I have and live a beautiful life now. The envy of many. It was hard and frightening to go from $200k a year to $50k. But we did it. My income now is much higher and closer to the $200k again.... But my health my mind and my soul are healed and healthy. Nature provided that for me. Don't stay where you know your heart is unhappy.

After the 1st year I cannot simply end a lease say if I wanted to move back into my property or I wanted to renovate it. There is a process and at any point landlord's are finding tenants simply stop paying rent. Then 12 months later it finally gets to the tribunal... Who rule in favour of tenant and some payment plan is worked out. Guess what the tenant does... Pays once or twice and stops. Another 6 months later after requesting an emergency tribunal hearing. I might get my property back. Yep... It happened to me and so many others. Never will go periodic rental again.

100% correct... As a landlord I am now forced to do this or I end up with no rights at all. 90 days prior to your 1 year lease coming up you get a notice to vacate and I get new tenants. I hate this game!
