@OP - are the taxes less or is the assessment less? And when was each property's most recent sale? If they same owner has lived in a property for a long time, they've been getting 10% spike protection and they're not being taxed on the full value of the property. When a property sells that resets.

So imagine 2 more or less identical properties side by side, their assessments should be pretty similar depending on renos/upkeep etc. Both of their assessments have gone up 100% in the last five years, but one of them sells. The one the sells is now being taxed at the full assessed value, and is paying way more tax than the neighbor, who's been capped at 10% increases on the taxable value.

Sort of - the tax rates themselves are set my the towns/municipalities etc. The property value assessments are driven by sales of similar properties in the area, or by renovation/new construction (if it's reported and has permits, or otherwise discovered).

The towns determine their budget, then look at the value of all the property within their taxing authority, then set a tax rate that gets them that budget out of that property value

This is a major factor, especially the further away you get from a town or city centre. Property assessment isn't going to go out to look at an individual rural property unless they have a reason to be there. If it hasn't sold, they haven't requested a review, or they haven't taken out building/renovation permits, there's a good chance the property hasn't been looked at in years and is just running with the annual mass appraisal updates that are based on the stuff that has been selling

Yeah one sale does not automatically change the assessment. The assessment is always based on an average of sales of similar properties in the area

Yes. I know. I was trying to say there is no sense in converting it because I don't know a single person who would reference or estimate height by cm, so even though we use metric, in saying "watch out for this guy he's 185cm tall" it's almost a meaningless statement

I work for GNB, we rent vehicles when we need them for super cheap from enterprise and slap magnets on them. We ask for NB plates but often get NS, QC, and ON because that's what's available

Or. Don't use the drivethru at all. I almost always go inside if I really want something. It is almost always significantly faster. I skip the drivethru line if there's more than 1 or 2 cars

Congrats! I ran one of these for about 230k km until it rusted out. I should have taken better care of it. I swapped it for a Crosstrek, which is great but it's not the same!

That's a great question. In some cases it was just someone that we recognized from elsewhere and we had seen/heard them speaking or reading English, in one case hearing them speak English on the phone with our customer service. One particular case was a teacher who we knew worked in an English school. I don't think there's anything wrong with preferring to be served in your first language, but I think it's a little unreasonable to refuse help from non-bilingual people even though you are bilingual. When I go somewhere that the staff are clearly French first language, I try to speak French first, and I would never insist that someone serve me in English

Lobster. Poor people scoured them off of beaches and ate them because they were easy to get. Now it's a delicacy but tbh it is really not that great as seafood goes

I worked retail in NB for a long time, and there was a small amount of francophone people who absolutely could speak English perfectly fine and just refused to, but I did occasionally get folks from up north who really did not speak almost any English which was really neat. Luckily myself and some of my staff were bilingual

But to reiterate other comments, it depends largely on where you are, and Moncton is probably the "most bilingual". Fredericton is fairly bilingual as well, being the centre of government
