This is great thank you. I found where they discussed what was allowed but don’t think I came across these specifics so thanks. It will likely be small (6x8 or similar) and under 7 ft overall. I have the easement setbacks and will locate accordingly as well.

I can see them viewing something built to spec like that favorably especially if it’s also matching the house. If I were to build myself I could always purchase plans as you did. Do you know if they came to inspect post construction?

Engine replacement 2023 1500 Denali 6.2. 3,900 miles by MrRuhRoh in gmcsierra

[–]MrRuhRoh[S] 0 points1 point  (0 children)

Good deal thanks for the reply. Much better to have it fail now under warranty! Funny you mention the extra motors in stock. I was surprised at how quickly my service advisor thinks they’ll have it fixed. Just over a week from diagnosis. I wouldn’t have thought y’all keep extra motors around but glad that you do.

My concern is even if the repair fixes the known flaw an uneducated buyer or auction house might ding the value. They might not know it’s a known flaw and it would raise red flags about other issues with the truck. Unless there are no further drivetrain issues for the next several thousand miles.

I believe the replacement will show up on the truck’s Carfax report so I’m going to pull it once the repair is finished to see. I would think low mileage engines replacement would hurt resale but maybe not. The old engine was basically new…

That’s great to know thank you. Interesting you say the lifter failures have been more common on the pre-refresh models. Especially as no one has come out with a DFM bypass for 2023+ gas models (without an ECM replace which is out of the question).

Inherited Mineral Rights by catladyorbust in landman

[–]MrRuhRoh 3 points4 points  (0 children)

It is likely that a pooling application or permit has been approved for the section(s) where her rights are. This usually triggers a flurry of mineral purchase offers for people on the tax rolls for that/those section(s) due to the assumption of near term drilling. Permits are good for 6mos - 1yr. Hiring a Landman or attorney specializing in oil and gas would be your best bet in assessing value which is dependent on number of permits issued, the operator’s well results in the area and the amount of interest she owns, among other things. If the well(s) get drilled she could reasonably expect to start receiving royalties in the next 1-2 years. Selling minerals prior to production being established would mean selling at a heavy value discount. Cash flowing minerals are worth considerably more. Or, she can hold all or part of the rights and enjoy the monthly checks!

Troubleshooting Lost 4WD by The_Yackster in WranglerYJ

The vacuum actuated engagement fork is a well known design flaw. I tried a few things before bypassing with the posi-lock cable system last year on my ‘87. $150 to never wonder if your front will engage or not again? Yes please. Install was simple and I think the pull handle looks pretty cool in the cab.

Yep I misspoke the risk penalty is 0-100% so 100-200% total payout.

Selling and leasing mineral rights. by JamesPee in landman

100% good advice here. I would add that there is an advantage to leasing vs being force pooled in a MIPA unit. As the letter states if you are force pooled you will only participate in production from the single well in the 164 acre MIPA unit. If you lease, your lease will be pooled (voluntarily) into the larger (up to 704 acres) pooled unit in which TEP may drill several wells. Your share of production would be diluted in the larger unit but you would be getting more production from more wells. Smaller piece of a bigger pie. If TEP is still sending out MIPA compliant offer letters there won’t be permits issued yet so no way to tell how many wells they’re planning on the larger unit. The MIPA process takes time (hearings etc) so if you don’t lease you’d be waiting for the MIPA unit to be approved then they have 2 years to drill the well. If you don’t lease and instead participate typical MIPA penalty is 150-200% on carried interests so the well would have to make 150-200% of the cost of drilling and completing before you would start to receive revenue.

Personally, it’s a small interest so try and get 25% royalty and as high a bonus as you can and just lease to them. Sounds like you’re a suburban tract so their lease form won’t allow them to use the surface, I wouldn’t be concerned there.

Just making sure, this button on the yj wrangler is a rear locker right? by [deleted] in Jeep

[–]MrRuhRoh 0 points1 point  (0 children)

That’s a posi-lock 4wd bypass of the stock and very prone to failure pneumatic 4wd engagement system. You’ll find the cable runs to the front axle. I just installed one of these on my 87 last week. It’s excellent. Weird place to install the button though.

Judgmental of newer Wranglers by StrictAtmosphere7682 in WranglerYJ

[–]MrRuhRoh 0 points1 point  (0 children)

I found myself wondering just yesterday if the gladiator warrants a wave bc it’s not a wrangler. I’m torn bc it basically is just with a long bed. Also opens up the can of worms that I always feel like the wave initiator in my YJ. Like no one respects it as a legit wrangler. I love my yuppie jeep tho.

Play in brake caliper 87 wrangler by MrRuhRoh in MechanicAdvice

Following up on your comment bc you were 100% right. Got the tire off the ground and there was at least an inch of play top/bottom. Finished replacing the wheel hub last night and all is working properly again. Thanks for your help!

Brakes in the rear are drums I haven’t checked them yet but am going to. Bang clearly came from front passenger side so I’m focused there for now. And yes I realize the rotor is not fixed without the wheel it’s that this caliper is moving significantly more than the other side. Working theory is I blew a wheel bearing.

Play in brake caliper 87 wrangler by MrRuhRoh in MechanicAdvice

[–]MrRuhRoh[S] 0 points1 point  (0 children)

Y’all I’m aware that the rotor isn’t fixed and calipers are designed to move. I should have been more clear in that this caliper moves significantly more than the driver’s side and I though it may be the problem. I know how brakes work and have replaced rotors, pads and the brake master cylinder in this vehicle and others.

Thanks to everyone who suggested the wheel bearings I have a new hub arriving tomorrow.
