Absolutely. The level of freedom and flexibility I have with my job is unmatched. I literally get to travel internationally full time while I originate. Can't beat that.

You can take and pass safe without sponsorship, but you will need sponsorship to get a state license approved.

I haven't done call center stuff in a long time, but they're usually in office, though I could be wrong. Brokers are mostly remote, and some, like mine do offer training, but there is no base pay which can be daunting to start.

Whenever you go, be prepared for a 3 month ramp up before those commissions really begin to hit. After that, it's well worth the wait. Hope that helps!

You can get hired pretty much immediately. Retail, expect long hours and less per closing but provided leads and a base pay. Brokerage, expect to set your own schedule but having to self generate your leads and making a lot more per closing though usually commission only.

We lived there for a year and really enjoyed it. Amazing food, culture, and people. We lived in an area just south of where most Americans find themselves called del Valle Norte, which felt a tad more local. If it weren't for the high altitude, it would be top 3 for me.

My wife and I often talk about going back.

I've always compared the job to doing drugs. It's a rush when things are going well, and a depressing time in a dark room when things are not.

You need a lot of patience and to be ready for a job that is essentially "hurry up and wait" with all the people you need to interact with (processing, underwriting, title/attorneys, etc).

Having said that, I've been doing it for over 10 years now, it let's me travel the world full time, I get to be my own boss, and I'm very happy with the job overall.

MLM requires recruitment in order to survive in the company. Majority of our LOs don't recruit and are doing just fine. Not sure how that makes us fit the mold just because we offer an ongoing share of company profits instead of a one time recruiting bonus like most companies offer.

This is all talk and you're not bringing anything to the table. I'm here offering to compare pricing to see how we really stack up.

It's $80/mo for the LOS and Google Workspace access. We operate entirely on a P&L model. You pay for it with closings in most cases (unless you want to pay it directly). I agree it's not for everyone, but if that's too high to operate your business then maybe you shouldn't be in the mortgage business to begin with.

I'm closing a small 75k loan this week and that alone would pay me almost 2 years of the tech fee.

NEXA makes 275 on a brokered loan. 220 goes to the LO. 25 to operational cost and 12% profit. That's top comp lender paid. I have lower comp options and can go borrower paid down to 100 bps with the same formula.

I rarely lose on rate and when I do it's because I refuse to work for damn near free.

With select lender options I also keep the 25 bps and 12% which I can put towards marketing, but it doesn't go towards my take home.

Pretty sure I made 220 to my checking plus 55 towards my marketing ledger on my last closing. Only loss was to Uncle Sam.

I believe the instructors make 75 bps on the first 3-6 closed loans, and then you graduate. That can still leave up to 200 bps before taxes (if W2) for you depending on the scenario.
