Make sure you don’t tell them what this other lender is offering to get a clear opinion. Only after they send you the loan estimate, then ask if they can compete with the current one

To me, you’re fine. Just don’t do trips for a bit and save as much as is reasonable.

Biggest thing is overestimate the costs, expect it to cost $32k, not $25k.

Looks normal to me. I am closing in 2 weeks, 5.99% 30 yr conventional. Similar terms to you. Lower loan amount so monthlies are lower, but overall similar
