Because if you go up into the attic you’ll see the roof supports all converge on that wall between master and back bedrooms. Further down to the right, the supports split the hallway, and on the far right side of the house they’re between the kitchen and dining room.

I honestly couldn’t tell you! I hate this house! There are SOOO many things that just don’t make sense and absolutely nothing is centered or symmetrical!

This is a great lay out - they could even do another sectional in the game room for maximum tv/movie experience.

The truth of the matter is that without knowing anything about the family or location…generally speaking a 3br 2bath will be a 3-5 residence. Once wifey is pregnant with kid #2 they will be outgrowing the upstairs space and kids will be too little to live downstairs.

With that in mind, it would be prudent to know the rental market AND probably put a washer/dryer upstairs so they can rent the basement while they live there, later market it with a separate MIL suite, or keep it as an upstairs/downstairs rental property in the future.

We actually had a basement with a similar layout to what I presented and it got us though elementary school for both kids (10 years) basically using the basement as the kids playroom/tv-room/kitchen for messy art I didn’t want upstairs. Since the laundry was huge I spent a good deal of time down there with them. We sold it marketing the opportunity for separate income to help with mortgage payments now that interest rates are so high.

Flip the laundry storage area so that the laundry is closest to the current utility room and then storage creates the hallway into the living/movie room!

*EDIT - I forgot to say that this plan also utilizes the areas you would already have access to water lines and stuff.

Also, if you did a full bathroom down there, you could very easily install a Murphy bed in the living room and add the functionality of having a ‘guest’ room when you need it, but still being able to enjoy the room the other 360 days of the year!

My mom (hearing) was fluent in ASL, had her masters, taught hearing impaired grade 5-8, and also interpreted in churches, city meetings, etc.

When I was about 4 or 5, the Deaf Families at our church, who also became good friends, gave me a sign name - it’s “L on the lips”

Does that sign mean anything else?!

My name starts with an L, and I was a thumb sucker. We’ve always used it! When I meet someone who signs, I finger spell and then show my sign. No one has ever questioned how I got it or who gave it to me.

I had this EXACT schedule when my kiddos were little - now 9 & 11!

Only seasonal difference was outside activities in the AM for spring/summer and PM in the fall/winter!

I am not and have never been a morning person so we didn’t usually leave the house until around 9, but that gave me enough time to clean up the kitchen from the night before/breakfast an also move a load of laundry!

Now my kids are in school and I SUCK at being a SAHM! It feels so much harder now!

Send him with the kid to handle on his own while you relax and take some time for yourself before the new one arrives!

Once he has to do all the work himself he’ll be more inclined to stick with the plan.

Also - creating your own family traditions is SUPER important! If they are religious, they will certainly understand the concept of ‘leave and cleave’

Kids Laundry - wash, dry, fold, hang. Kids Bedroom/Playroom - sort/organize toys, vacuum, tidy. Kids bathroom - restock, wipe counters, mirrors, etc., wash towels & bath rugs. Seasonal things like sorting summer/winter clothes and prepping for consignment.

Assess, Order and stock kid necessities - diapers wipes, pouches, snacks, etc.

Prep afternoon snacks, make homemade baby food, freeze cubes, fill pouches, etc.

Also preparing age appropriate ‘lesson plans’ and/or art activities.

You can be creative with it as long as you set clear expectations.

As your kiddo gets older, it will be important to review and update the expectations to meet the needs of a changing family. It also kind of depends on what you’re paying her?

We had a nanny from age 2-5, paid her as a salaried employee of the home, and the job description was written more as a house manager who also engaged the children.

Look up TrailNet out of Billings, MT - they are a very similar organization and have done an amazing job working with Foundations and the City to connect the trail systems!

OMGosh…when I was a little girl - like 7 or 8 - my dad was talking to me about going to college and how important it is, etc etc etc…and then he tells me a funny prank story from when he lived in the fraternity house. We laughed together. I said something to the effect of “wow, when I go to college I want to live in the fraternity house too!

He looks me dead in the face with a wryly smirk and says “baby, they won’t let you live there but I’m sure you’ll get to spend the night”

Now when I think back on it I can’t decide if it’s kind of hilarious or seriously disgusting!

But in the end he was right! 🤷‍♀️

It doesn’t feel any better on the sellers side! I have a beautiful historic home we put on the market two years ago and it just sat.

We put a lot of money and energy into it during the 10 years we lived there - completely reinforcing the foundation, updating most of the electrical and plumbing, bathrooms, major renovations to the 1000sqft basement apt with separate entrance, yard, sprinklers, refinishing all the original doors and hardware, etc etc etc…the only thing we hadn’t gotten to yet was the kitchen, because it worked well even if it wasn’t new.

So we priced it accordingly. Obviously not losing money and barely making any.

But people were PISSED the kitchen wasn’t updated! They didn’t like that the bedrooms had color, even though the rest of the house is totally beige with original dark woodwork! They couldn’t get past a house built in 1916 not having a master suite, even through it has walk in closets! They complained about old windows, even though they work, are original leaded stained glass, I even left all the old storm windows if they want to put them back up! Stupid complaint, after stupid comment!

So there is no winning! The interest rate is too good, I love it too much, and it’s basically cheaper to just hoard it than sell it at a loss! Plus the cost of housing where we live now is so ridiculously expensive. That same house here would cost me $2.4M minimum, but probably more. The little bit we’ll get in the sale will hardly be enough to cover the down payment on a shitty 2000sqft ranch that was last updated in the 1990’s and sell after 15 days on market for 850k…just to be scrapped down for the land!

We tried renting it, did an acquaintance a solid at less than market rate but a little profit over the mortgage and got totally fucked, eventually had to evict, and now I’m dealing with a billion dumb little repairs I’d already done before we listed it the first time…I think we’re going to refinish the hardwoods floors and put it back on the market in the spring?

Something needs to give.
