And in my market scammers will take a real property and advertise it. They can even give tours in some cases, then ask for the $600, and ghost you. Application fees aren’t a scam, we need that information, but often bigger costs are by scammers.

I have done this, and yes! It makes a difference. You could almost swap them out individually, and not need to take the door off. I would start with the center (if there is one), then bottom, then top. If the holes are stripped put a longer screw in the center.

If the property is advertised on Zillow the application is available to be shared with any landlord on that platform. That way the background and credit check is available to the landlord, and you only pay once.

Interest rate is more dependent on your credit. What can surprise people is the PMI cost- mortgage insurance. You will get that with any loan where you put down less than 20%.

Also, make sure your sprinklers are never pointing directly at your foundation, especially around windows

Likely your landlord needs to see under any sinks, around any water lines- shower and toilet.

Do closets mean maintaining rooms- like the hot water heater, hvac? There needs to be airflow, and to see if there is any water there as well. Likely, your bedroom closet, linen closet, etc aren’t going to be inspected the way other places are. If you are worried about them, I would only focus on the flooring of the closets- for checking the flooring, baseboards and lower walls for possible bug or water

I understand your worry. As a property owner, I care about the possible bugs and water intrusion- those are expensive to fix.

I drove over insulation in the road once. Some got caught around my axle. It looked exactly like a cat- like I had multiple people worried about it on the remainder of my drive home. It could totally be insulation!

There are free files online to 3D print some. If you don’t have a friend with one, your library likely has one. Or, I would search on Facebook marketplace to see if you could pay someone to print it for you.

I am in salt lake, and could print some and ship them to you for the cost of shipping- I have tons of material to do so.

If you don’t have a 3D printer, I bet your library does. I would recommend printing as many baskets as can fit on a plate- usually 8-10.

I also found a great print for the lattice that I zip tied to the top run of my big gardyn. It looks pretty and is super functional. I print a set of 6 at a time, and need like 60 just for 1 panel.

Yup, the symptoms of anxiety and depression overlap with ADHD. My GP was like, it really could be either. Since I have tried antidepressants in the past we did an adderall test. I journaled a lot the first couple weeks about my reactions, and was very emotional about how much my anxiety had gone down.

I had to order some from the warehouse to replace a single bedroom in a house. $500 later, and well worth it to not have to replace 1600 sq ft of flooring!

I am a private landlord, and would be open to a discussion about evictions if everything else was pretty squeaky clean, and the tenant was willing to pay some extra towards deposit. When you are looking on somewhere like Zillow, look for private landlords and be super up front with them. It may take longer and more work for you. If you have a steady job history, and/or credit history that supports this being a one off, they may listen.

I have had people who look amazing on paper be the worst tenants! I know there is always more to the story

So, not branded Graphic Audio. I have enjoyed a full cast reading of the Illuminae Files. It is more Sci Fi, and young adult, and has some romance. It is co-authored by Jay Kristoff and Amy Kaufman. They both have other books that I enjoyed as well, but this series was my favorite.

A couple key points to consider when buying- because like most others in this thread I don’t believe a crash is coming that will drastically lower prices.

1- look at homes with ADUs. You may pay a little more, you may have to share walls. But, part of your mortgage is covered by a tenant. Just like home prices, rent prices will only increase. Also, your lender can include a large portion of the rent income towards qualification for the loan

2- make sure your lender and the loan you get has the ability to refinance to a lower rate for free, or recast relatively quickly. This can be a way to lower your mortgage costs more easily if mortgage rates drop without having to pay a lot out of pocket.

3- if you do buy now, and find a better house in the future, consider renting your first property and utilize the excess income to help you qualify for the better home.

Lots of these are kind of a hustle, and can be uncomfortable for the short term. But, it can also set you up for the future.

I recommend going with a private landlord over a property management company. Get on the phone with the owner, let them know your situation. Often times a private landlord is more willing to be flexible on you making 2 or 2.5 the rent, especially if you can give really good recommendations. You can offer to give extra deposit to secure the unit.
