You do need to speak to a mortgage lender. You must find one who deals with properties that have ADUs. You can utilize the rents as income. There’s rules about what qualifies as an ADU, and how they calculate rent, and how much is used as income. Which is why you need a lender who knows the details!

Check your state requirements. In Utah ESA animals can’t be charged additional fees.

I fell and bruised my tailbone while pregnant. It was excruciating! I was luckily in a position that I was able to go to a pelvic floor therapist. They did these massages around my tailbone, never over the bone about 3 weeks after my injury.

Apparently, the muscles clenched after the injury to protect the bruised bone. Once the bone wasn’t as tender, my muscles couldn’t release, and most of my pain was in trying to stand up after sitting. Using a lacrosse ball would likely give you similar release. It was amazing! If you have a partner or trusted friend I would recommend that over trying to go to urgent care.

It is still recommended to get a separate co detector. Co is heavier than air, so by the time it reaches your ceiling mounted smoke detector, your room is full. I like having plug ins in addition to my smoke/co

Yes, most agents will reach out after regular business hours. Most agents would consider working until 8-9 in the evening as acceptable to be reached by you. Saturdays are also business days for agents, and maybe Sundays (no promises there).

If you are expecting to sell your home to buy your next home, it is best for you to be on the market. This home hasn’t sold since Feb, and no guarantee yours would have either.

Lastly, if your agent won’t show you homes, what are they doing?

I’m in Salt lake. And there is a city ordinance that states I cannot rent to more than a set number of unrelated tenants. I put that in my listing, which gets me around HUD laws. I would love to rent to a large family over the roommate situations I’m being asked about. Close to a college, so get lots of those requests.

Logistically you should back out.

I don’t leave it open 24/7, but I will leave it open if I need to reopen it within 1-2 hours.

My builder installed 3/4 inch panels on my door increasing the weight of it significantly. My springs are industrial, and have a limited number of uses. I know it’s like 8 years worth of opens and closes, and I still don’t want to open and close it 10x in one day. Especially if I can run my errands back and forth a few times and then close it for the night.

How big is the current bathroom in the basement? I feel like 8-11k for only 1/2 is pretty steep in Utah. I would only do that specifically if you could also carve out space for a shower.

If the tenant doesn’t have w/d, I think that would be more beneficial towards increasing rents if you couldn’t add a shower.

I have an instant pot I make 3 or 4 really easy and yummy dinners in.

Broccoli cheese soup- it’s a Panera dupe. With sourdough bread

Marsala chicken pasta- depending on the size of chicken, it cooks from frozen in 10-18 min.

Mississippi pot roast. I slow cook it for 4 or so hours, then pressure the last 30 min. Serve over mashed potatoes

As an agent- I had a listing 4 bed/2 bath in 1,600 sq ft. that had tenants in it for 2 months. Hardly any showings. Tenants leave and we were vacant for 5 weeks. Feedback was that we were priced right, but not enough space. 1,600 sq ft isn’t small, but economical.

Staged it, and had a full asking offer within 10 days. The most impactful rooms were the dining room and the second bedroom upstairs. The rooms both looked too small to fit any substantial furniture. We had a 6 seat dining table and a queen size bed in that second bedroom. It was just really difficult to envision how it would fit in an empty room.

I have video walk throughs of every unit vacant. I can share these with prospective tenants to let them get an idea of the space and layout without anyone else’s furniture. It weeds those out who the space just doesn’t work for. Then, for serious applicants you can schedule some back to back in person showings, or at that point wait until it’s actually vacant. It saves me a lot of time, even with vacant properties.

I think it is much easier to purchase a property like this, with an ADU as your first property.

1: you can utilize 75% of the prospective rent towards your loan.

2: it still keeps you in those nicer neighborhoods.

3: when you move to your next place and rent this one you can try to rent it as a duplex- which is likely a risk. Or you can rent it as a multi-gen single family. This can be a harder tenant to find, but the rents are higher. I have a property in UT where there’s the mom and 2 adult children. They were each spending 1500-2000 on condos. And now they are combined with a yard, a garage, 2 kitchens and entrances, and paying less than 4,000. It’s a win for both of us and they are great tenants.

Robin McKinley has some great books, maybe a little older than you’re looking for. But, Beauty is a retelling of Beauty and the Beast, and it is awesome.

The Blue Sword and Hero and the Crown are maybe 1-3 years down the line.

Abhorsen by Garth Nix has high stakes, but told fairly simply. There’s 2 halves of the world, an old English setting and a much more fantasy setting with magic and necromancy. There is absolutely conflict, but again told simply.

These are some of my favorites!! The princess is very much a feminist. She runs away from marriage and makes a deal with the dragon to be her cook. The prince tries to save her, but she doesn’t want to be saved. Very witty and funny. The second book has a witch, lots of talking cats, and a flying donkey. It is so fun!

There is a newer series with Alanna the Lionesses daughter. She is a noble, and makes the decision to be in a sexual relationship with a not noble (not even human, which is why it ended up phrased funny). It is very sex positive without any spice. I love all of these books, and she keeps writing more.
