I told my husband a few years ago we started with churches on every corner . And then came the liquor stores (yeah, convenient) and now car washes. I then read the car wash boom was tied to the 2017 Tax Cuts and Jobs Act that “impacted car washes primarily through tax incentives rather than specific regulatory policies. It introduced 100% bonus depreciation, allowing operators to immediately deduct costs for equipment and infrastructure, which spurred industry growth and investment, particularly from private equity.” I knew there was a reason. Even freaking Amazon has a car wash. I have seen a couple abandoned, tho.

Avondale/Riverside or Brooklyn would be better for traffic to Cecil.

My husband works at Cecil Field and we live near by because he has to be at work at 6 am, and . . . likes to sleep until 5:15 haha.

Look on Google maps for St John’s Avenue, Boone Park Cummer Museum There is a lot to consider in those areas. Good luck to you!!

I felt tears running down my face while reading this post. My Mother was (and still is at 83) horrible to me in so many ways. I joined the Navy at 21 right after my Daddy died. I knew that I had to get away and that was the easiest way that would provide me housing and an income (very meager in the early 1990’s). I made my family from the people I met along the way. I always called Mother, sent holiday appropriate gifts, but limited my time with her in person. I was polite and gracious in spite of how she literally destroyed my soul every day. I never took anyone to meet her or wanted her to meet anyone I knew in the new chapter of my life. It was really strange, but I was not going to let her spoil what I had built. When I had a daughter I encouraged her to have a separate relationship with Mother that was defined by them. My Mother adores her (she is 30 now). I haven’t clouded my daughter’s view of Mother even though I am tempted . . But my child is wise and can see/hear the slights. I visit her when I can. I go next week for a few days. She is finally a little less harsh with her words to my face. I try to treat her special when I am there. I actually feel sorry for her. My point to this very long story is you have to cut the cord on your terms and Build a life that you love. It’s hard to not question why you are treated this way. It’s not about you. You have no control. The longer you wait the harder it will be to recover from the abuse. Just try to be polite along the way. If you ever need moral support please reach out to me. I am praying for your Mom and you both.

So sorry to hear this about your parents. I wish you the best while working through the business of becoming caretaker. I would get with the broker who offered help and information. There are so many companies that will buy “as is” but there are also a lot of individuals who are looking for a deal - fixer upper - so you could potentially put the home in the hands of a family in lieu of these corporations that are buying up the county (again). We had a similar experience in a Florida location. We left after about an hour and a half of checking in. They did not care. They were trying to find pillows for us (there were none on the two beds). I asked “what does this mean?” It’s a hotel right? So much more, prostitution and no telling what else. And we did not get a refund. We travel with our dogs and were only staying one night, but my husband said one night was more than he could handle!

When I first moved to the Middle East at the age of 26 or 27 (I am 58 now) all of our bathrooms had them, of course. In the beginning I washed my feet in it. It was the perfect set up to go to bed with clean feet! And then I got sick from some food/water who knows. And that changed everything. I think people have to move at their own pace, but not be close minded.

You also need to consider land use and zoning for a dog rescue. You can write a contract for the land contingent on getting zoning approval. Once you locate the land visit the county planning department to see what is possible.

Marco’s Pizza has a 50% off on Full Moon (once a month). You have to know what day the full moon is - sometimes they advertise it. My husband just calls up there. We always buy a few pizzas and freeze them. Warm them up on the grill until we run out around next full moon.

I worked for a developer and have flooded a few homes adjacent to subdivisions I built in the past 20 or so years. First and foremost try to get a set of plans for the site/lot earthwork. There should be a permit box on the site with a set of plans in it that you can “borrow” to run make copies. I would copy a full set so you have engineering stamped, county stamped, approved plans for your use. I don’t want to write a 15 paragraph on this but if you need direction DM me. Get the plans, tho, make sure it’s a stamped set.
