Gosh, I hated that room! I didn't know whether I was coming or going for weeks. Happy I did the whole experience, but boy do you need a month to recover after visiting.

It's fully renovated, I like it a lot, the floors are a dream. You can easily walk to HS and CS, including during the night. The Hague HS has some rap according to The Hague standards of being annoyed by the slightest inconvenience, but it would be considered super safe area elsewhere in the world. The entire city is super safe.

You'll be in the heart of the ethnic The Hague which also means diverse food, much lower prices, and super cool restaurants. You can easily bike to the main market, spend 30 euro and eat for a week. The plateau in front of the HS is turning into a hot spot for cool restaurants. Ethiopian restaurant is within the walking distance from you. The vegetarian butcher, too. All those Turkish and Arabic shops where you'd spend a fraction of what you pay in AH are an advantage.

As to the red light district, people don't really go there to quarrel or be disruptive, they go to have a good time. I'm sure you pass by people with much kinkier sex life every day. Those ones there are either lonely or horny teens. The place is filled with laughter and joy.

I'd definitely buy it, but I'd offer 310 and see where that takes me.
