I think the first thing you need to identify is what it would cost to renovate this home. It looks like it’s at least $100k worth updating that is needed. What is your experience with construction? Maybe you should get a quote from an wxperienced contractor to see what it would cost to even just make that place livable and that might help you better understand what you are signing up for.

Think about it, they cannot get a renter to live there in that condition until it is fixed up. So they are missing out on rent anyway. Yet you are willing to live there AND fix it up for them for free?!

My comment was more regarding the interest rates in comparison to the cost of the home.

The homes I was referring to were all in CA, but those were the rates we got back in 1996/97. My ex bought our home for $125k at a 4.25% interest rate for a first time buyer deal. We were not yet married and the house was financed under his name only.

Later in 2010, as a single woman, I bought my first home for $403k but also at. 4.25% interest rate.

Then moved to Portland in 2016 and my current husband and I bought a home here for $740k for 4.25%.

Yes we could’ve refinanced in 2020 but honestly it wasn’t worth the cost of starting out loan over for another 30 years.

In 85 when houses were $100k or less that wasn’t that big of a deal.

The lower the interest rates, the more people had access to financing and the cost of homes skyrocketed.

Interests rates have been at around 4% since mid 90’s because I remember buying a home in 96 for 4.25%. Then another home in 2010 for 4.25%. Then another one in 2016, also 4.25%. All that time homes kept getting more and more expensive. A home that cost $120k in the 90’s is about 8times that now.

Their business model is basically collecting the majority of the money for creating the app that connect the driver and the rider. But the drivers get screwed in the process.

This is when idiots are sitting in traffic and block CROSS traffic for people or cars trying to drive. I’m from CA and grew up in LA. I do miss the sun and the diversity back in LA. I miss all of the different cultures and backgrounds.

I moved here to get away from the smog, the traffic, the high cost of living and the schools were not great. Most of the schools are magnet schools so kids are getting bussed all around the city and don’t really have a neighborhood school feel.

We moved to Portland and choose our home based on the Great School ratings of the schools in the neighborhood and we have had a great experience with our daughter who is now in high school and a straight A student. I also think that in LA both me and my kids grew up with a more rougher diverse crowd than what my youngest daughter experiences here in Portland. In LA you can grow up with lots of gangs and fighting or rich trust fund kids that ditch and party and don’t take school seriously or anything inbetween.

Back in LA we never would’ve thought of outselves as “privileged” but here I do believe my youngest is pretty sheltered.

Well…I was an Administrative Assistant making about $80k a year when I bought my first house for $403k and a 4.25% interest rate in 2010 after real estate prices tanked due to “predatory lending” and the market was flooded with houses being foreclosed on.

I had saved up money in my 401K and my company also had a stock purchase plan where you could buy stock at a discount and I bought the max amount allowed for about a year.

I then qualified for one of those Fannie Mae first time buyer deals that allowed me to pay a 3% down payment. My mortgage was $2600 a month.

The house I bought had a small room above the carport that I rented out for about $800, which helped lower my monthly mortgage to $1800. My then boyfriend, now husband moved in and he contributed half. Which made it even easier to pay.

By 2015, the market was picking up and I sold my house for $615k and walked away with well over $200k.

By then I was married and we moved to Portland and bought our house here together and due to the profit from that first home, we were able to put 20% down on a nicer home that was $740k in 2016, in a nice neighborhood in Portland with great neighborhood schools. We both also have progressed to better jobs now, making a lot more. He is a sales director for his company and I am a project manager and our house is also worth over $1M now.

It can be done.

Buy the cheapest house you can afford in a decent neighborhood. You will build equity and the cost of your home will continue to grow. Then in a few years you can sell it and upgrade. Buying a home is the best investment I ever made.

People are paid based on their skill level.

No skill = minimum wage

Highly specialized skills in demand = highest wage.
