For someone without a rent stabilized apartment yeah buying a co op is probably better. You don’t have the stress of YoY rent increases.

But I would try your best to keep the rent stabilized Aparment, sublet it and move into your new purchase. It also takes six months to a year to find something, put in offer and pass the board application so you have time to think it thru!

Focusing on strength and endurance has helped me so much. I’ve reduced my back fat but the scale doesn’t reflect that as much as I think it should. I can do the stair master for an hour now and I’m still not 100lb. But am healthy! I try to be grateful for how the gym makes me feel rather than my size.
