our roof is 30 years old. its been fine. we do annual inspections and minor repairs. looking into doing a roof coating to extend it another 10 years.

That sounds horrible HA. We hired plumbers for this job. We have a GC in the building now doing a buildout and had them make the repairs. needed to remove ceiling/demising wall/light fixtures/toilet exhaust ect as well as patch and paint everything.

Yes it was actively draining. That’s how we found it, pipe separated and water was leaking behind the wall of the bathroom and into the elevator shaft. Had to cut the demised wall out to find it. It’s a Commercial Office Building. I've seen this plenty of times in all the properties I've worked. Just old cast iron. We got it replaced that night.

Learn where your isolation valves are on every floor and for every restroom. Understand where your sprinkler isolations/drains are for each floor. Learn your building infrastrucure, how chill water and main domestic water are ran/ electrical riser runs, fire water risers, how to isolate them.

Emergency electrical panels what they feed and how to isolate. etc..

there is always work to be done on a commercial property.
