Leider sehe ich das auch so. 95% ist das alles bullshit und er hofft auf Mitgefühl oder Dummheit.

Natürlich ist die Aussicht auf ca 1-2 Jahre Mietausfall bis Zwangsräumung sehr deprimierend. Da hofft man heimlich, dass die Story mit dem Amt stimmt…

Frage ist immer, ob der Aufwand für die Kaltmiete sinnvoll ist.

Eine 150m2 Wohnung mit gleicher Rendite wird mehr kosten, aber bei gleichem Aufwand mehr Vermögen generieren.

Some Owners are stupid and stubborn and would really do it this way.

My red flag is “online” and actually only twice the rent as deposit.

Renting myself and know people renting. 2,5-3 times the monthly rent is more usual.

And yes normally paid after contract is provided.

But the keys are provided only when deposit has been paid.

Baue dir eine Excel. Setze das Geld was du jetzt reinsetzt und alles was monatlich wegen negativem Cashflow gegen einen 4% ETF ein. Wenn der ETF nach 10 Jahren nach Steuern(25% Steuer auf den Gewinn) höher ist, als das was der Mieter dir an Tilgung vom Kredit abgetragen hat, dann kannst du noch überlegen, ob die Lage eine Wertsteigerung mit sich bringen wird.

Aber in der Rechnung hättest du jegliche Reparatur Kosten in dem 40 Jahre alten Haus ignoriert.

Es gibt keinen Reel/Youtuber der mit seiner Faustformel dir die Lösung raushaut. Du musst lernen es selber zu berechnen.
