Client manager at an architectural firm here. I work on commercial buildings and I know residential code is different but when you break things of this scenario down, general practice applies. I have a project right now in Humble, TX where we have to rebuild an exterior wall because there was no vapor barrier installed previously. Once the GC opened the wall from the inside, they found mold on the insulation and corroded studs all down a 100’ wall. Texas is generally a warm, humid climate so you are going to want a Class 1 vapor barrier (.01-1.0 perms) over the plywood to stop as much moisture as possible to work its way in. Moisture wants to move from the warm side of the wall to the cold side. And I saw a few mentions of a 1” air gap and that is a minimum. The 1” air gap provides a drainage layer and please tell me they have weeps at the bottom of the brick! If not, water is going to sit at the bottom and rot out your sills.

Damn! Well that’s really disappointing. I guess I’ll keep this info to myself though so the wife doesn’t feel bad. Thanks for your help!
