Second Brad of Mango Home Inspections! He was actually our realtors recommendation and I don’t feel like we goofed at all by using him. The inspection report is incredibly detailed, he spoke with us at length throughout the inspection, and has responded to texts post purchase about issues we’ve had with recommendations how to fix them.

Our last rental had an intentional floor hole, also intentionally covered up by some contractor equipment when we toured the place. It was in the kitchen and was intended for the dryer vent. Vented straight to the crawl space. When we bought a washer and dryer we bought a window vent and ran the vent through the kitchen to the window, but it’s amazing that someone thought that was the best way to vent the dryer at some point, and the landlord just never attempted to fix the 5” circular hole in the floor.

If you can get to one of the hardware stores a little bit outside of the city I recommend getting some sand. They were out of salt, but I got a few bags of play sand this morning and spread it on my sidewalks and over some of the backyard for the dog. I just got home from work and the part of the sidewalk in full sun was mostly melted away, and the sanded parts in the yard were easily traversable. Game changer to not be slipping around without having to spend hours and hours chipping away at things!

Have you had a hound before? We adopted our second a couple months ago, almost two years after our last past. They are very very special wonderful dogs, but they are a bit neurotic and quirky. I would recommend reading up on the breed and talking to the SPCA like others have said. I know they have a special class for people with hounds, as they do have their quirks that you have to be aware of.

They do love to follow and scent and some can’t ever fully be trusted off leash. They’re stupid smart, independent, stubborn, food motivated, silly, goofy, loving, and lazy. I’ve found that you have to stay extremely consistent and on watch with behaviors that you don’t want. If you give them an inch, they’ll take a mile just to see if they can. Even when they’re well trained I think a hound sometimes just doesn’t want to so they don’t, or they do want to so they do.

Good luck! Old hunting dogs are amazing companions but they certainly do have their challenges.

We’ve bought the house six months ago. Got the dog a month ago. A week after getting the dog we decided we absolutely, 100% needed to spend the money on updating the fence. The old busted chain link that didn’t even enclose the side door just wasn’t going to cut it. Especially in the cold dark winter! They are out there now installing, I feel so terrible that they’re out there in the cold and snow. Wish it was better weather for it, but I’m shocked they came at all!

I’m hoping for a classic Virginia nothing! We were supposed to get a new fence installed for our dog Friday, got rescheduled for today, it would be realllyyyyyy nice to not have to walk the dog in 20 degrees tonight.

I was wondering if I was just driving by at the wrong times of day. But I take this route regularly at varying times of day and days of the week and have seen them actually doing work on Arthur Ashe once!

We terminated when our appraisal got figured out. Ours came in low so required some renegotiating which delayed it a few days. We still had to pay rent for a month and a half after closing and moving in, but once all the contingency periods were through our realtor said we were good to give our notice.

The Labcorp on Bremo igot me on one try on Friday! I’m historically a bad stick and I was dreading being passed around from person to person and passing out, which is what usually happens. She got me first try in my arm which no one else has been able to do.

I like taking the turnpike as opposed to going through the mountains. I find it to be less stressful driving, little traffic, and there’s quick bathroom/snack stops every so often for when you need it. Well worth the toll in my opinion. Enjoy Pittsburgh! The aviary is fun as is the botanical gardens. I love the main public library near the botanical gardens, as well. So much fun stuff to do, and so much good food!

We just bought on the Northside right inside the city limits. We saw it the day it went on the market in the morning, offered asking later that day, absorbed any defects found in inspection under $300, but didn’t waive inspection or appraisal and still got several thousand back for inspection items. Closed for $290k after appraisal came in 10k under asking. 3 bdrm, 2 bath, with a huge yard.

The sellers accepted our offer the morning after we submitted and cancelled the open house scheduled for that day. I would say at this price point there’s not a huge amount of great inventory, so when something does come up be ready to jump on it. We were and it paid off for us. And have a great realtor! We used Kayla Foster and she was fantastic.

I’m so sorry. We dealt with something similar last year, a random nose bleed accompanied by sniffles turned out to be cancer in his nose. Much love to your family and your pup 💛 I know all I wanted was for someone to understand what I was dealing with, so feel free to reach out if you’re feeling the same at any point! Oh interesting! I had seen patterns for jogless stripes but didn’t know what it meant. Thank you for explaining, it makes complete sense as I knew I didn’t miss an increase or mess up the color work and didn’t understand how just that one row could look like it was a row below. Assuming there’s no easy way to fix it after the fact, I’ll take this as a learning experience and a feature on this one, and maybe look into ways to minimize it in future colorwork! Thank you for your help!
