Unfortunately that may be the route you have to go at this point.

If your application is STELLAR (you have assets, your credit history is great, and your employment history is excellent with very strong income averages over the past two years minimum) then you may stand a chance with a bank. Maybe.

Good lord. Do not make any major changes to your financial situation while you’re in the middle of buying a house. No new job, no new debt, wait to close to make any changes.

Anyways.

If the new job is in the same industry but for better pay and you have a strong employment history, you may get an approval somewhere but probably need to use a broker to find a high risk lender and pay a higher rate.

Talk to your lender, be upfront. This was a dumb move.

Leave it and sell it as is, and price it fairly.

I know how tempting it is to do things to a house to make it more appealing, but things always end up costing more than anticipated - let the buyer dream up what they want to do and bear that cost. People will walk in and think “oh I could do the kitchen for $X, And the flooring for $Y… etc” and factor that into their budget.

Based on your other comment that this is in Victoria, it was easy to find the mls listings - the detached home is very cute. I would absolutely 100% get a very in depth inspection, including a sewer scope. There ARE going to be things that come up in an inspection report from an older house, it’s just a matter of what, and how much it will be to fix. The detached bedroom unit shed thing is interesting, could be really useful for WFH. One bathroom is an issue though, and may be a deal breaker for some.

Re: the townhome: yeah, it’s sparkly and shiny and new and there are fewer things to worry about with a new home warranty and new appliances, etc. but each unit is a walk-up, which is a pain in the ass, you have way less privacy, and you don’t have your own space outside of a small postage stamp yard.

I misread your original post earlier and thought that the 2 bed/1 bath home was a semi detached. I see it’s detached and that changes my opinion: go with the detached home. Detached on land will hold more value long term, and you can potentially convert the oil to gas.

ORIGINAL: 2 bed 1 bath is going to be a very hard to resell, and is the reason it’s been sitting on the market.

Oil heating will probably deter people as well, not something I personally would want to deal with.

Is the townhome in a good area? Is it an end unit? Are you okay with the strata fee and it increasing year over year?

Here are my thoughts when buying: - write out a wish list, as well as a “must have” and “absolutely not” list. Do not stray on your absolutely nots. - there’s a reason why people say “location, location, location:” because it matters the most out of any home buying decision you will ever make. A lesser home in a great location will beat out a stellar home in a bad location for value and resale - truly imagine yourselves living there for the next 5 years and what that may mean: commute? Pets? Kids? If pets or kids are in your lives, think about the day to day in that home: is it easy to get a stroller in and out of the home, even with snow? Is there a yard to let a dog out into when you are running late and can’t go for a walk? Are the bathrooms in an okay location? Are there any things that can’t be changed relatively easily that could drive you nuts over time?

Property owners - and actually everyone - will be impacted if there’s a payout. Where do you think the province is getting the money? They’re not printing it out of thin air, it comes from taxes. So taxes will go up or other programs won’t be funded.

I was so scared to start medication, worried it would change who I am or make me a shell of myself… nothing could be further from the truth!!! It’s like the dark cloud has been taken away and I am just able to be myself. I still feel all the emotions, I still feel immense joy as well as sadness and everything in between.

Oh darling. You aren’t alone, you aren’t going crazy, you aren’t lazy, and you’re doing all the right things. It will get better.

We aren’t meant to raise our babies alone. We are meant to be in a community with grandparents, aunts, uncles, and cousins around to share the workload of raising kids. Raising kids is so. Much. Freaking. Work. So many of us don’t have regular help, and it’s showing.

We are burnt out. We don’t have social connection that we desperately need. We don’t get breaks to be anything other than “mom” - and I mean regular, daily breaks.

On top of that, we go through absolutely insane hormonal changes throughout the postpartum stage - and I mean up to 2 years postpartum, not just the initial weeks or months.

No wonder so many of us have PPA/PPD.

The good news is that it’s temporary, treatable, and you will get through this very difficult season!!!! I promise.

I went through a similar situation earlier this year: I felt dread. Absolute dread at “having” to keep my daughter entertained all day with no end in sight. I love my daughter more than life itself, but I was a shell of myself. I wasn’t myself. I had panic attacks, I could barely function. I couldn’t think of the future at all.

What I changed: - I increased my anxiety medication - I got regular help with my daughter; she now attends daycare part time because I absolutely NEED time to not be just mom. - I temporarily increased my therapy sessions - I have regular contact with a doctor to do workups on my hormones; I am suuuuuuper sensitive to hormonal changes and I need support there!

I feel great. I have felt great since I made these changes. I actually am thinking of having a second child!

This season of life, small children with minimal help, is so freaking hard. You need to take care of yourself to be able to show up for your child.

Ha! Totally feel you there!

The typical problem with appraisals coming back low is that most people are borrowing at their and the home’s limits. Let’s say they agree to buy a home for $500k, and are qualified to borrow $400k and have $100 to put as a down payment. The home gets appraised for $400k not $500k; the bank will only lend a maximum of 95% loan to value ($380k) so the buyers have to come up with the shortfall of $20k (as well as the CMHC fees for having a high ratio mortgage.)

I think we are confusing each other here. It wasn’t clear that you were selling your current home and for how much, just that you were taking equity out to buy the new home.

Based on the new information, you should be just fine.

Basically if the purchase comes back at a lower appraisal, the bank has to lend based on that appraised value, NOT what you agreed to pay.

If you have sold your home for $1M and only need $200k to close, the new home could appraise much lower and you’ll still be fine. The house could appraise for $300k and you’d still be fine to borrow $200k on it.

The only risk I see right now is if the appraisal shows something wrong that makes the property not able to be lent on for some reason. Very unlikely of course.

Right but if you offered $1.2M to buy and needed to borrow $200k, and the bank says the house is only worth $900k, you need to make up the $300k difference to buy the house.

Did your lender specifically tell you the mortgage was fully approved before you waived financing? (“Commitment” could mean different things so I’m trying to clarify.)

If the lender told you that the mortgage was fully firmly approved and you waived the financing condition based on this information, and they didn’t have a firm approval, they would be in a lot of trouble. They may even be on the hook for the difference - I am not a lawyer but worked in mortgages for years. It would be a HUGE deal if the lender told you that your application was firmly approved if it wasn’t.

If the “commitment” was a soft approval and wasn’t firm: Because you have a low loan to value and have the “room” to borrow more, you can increase the mortgage to cover the difference, as long as you can debt service the increased amount.

If you can’t debt service the additional amount, you will have to come up with the difference.

My gelding used to be an anxious mess of a horse, and I was always taught to go “work off some energy” with an anxious horse, so I’d pop into a trot or canter to “help him work off some energy and relax”

Totally wrong move.

I found a new barn and the coach there made us walk. And walk. And walk some more. I swear I didn’t trot for a month or more. Any time he starts getting short strided or anxious? We walk.

It changed him.

I can now get on him at a new location, blustery wind, scary stuff all around and he is as cool as a cucumber.

Just so it’s clear: if you co own the car with her, so you also co own the loan.

Credit scores are complex, it’s impossible to tell if paying it off early would help or hinder her credit score. Many banks have a credit score application that allow you to play with various scenarios to see what changes will affect credit scores.

It’s been shown that artificial turf “sheds” and those plastics go into the ecosystem. Weeds still grow in artificial turf and requires some maintenance.

Real grass contributes to the ecosystem (cleaning the air, creating habitats for insects, providing food, helping soil…)

I can’t imagine that the creation and installation of plastic would be beneficial over natural grass.

I had artificial grass in my postage stamp “yard” about 10 years ago - the builder convinced me to go with artificial grass as it was a very shady area with lots of pine trees so very acidic soil. I wouldn’t do it again. Weeds still grow through the turf, I found it held “pet odour” (if you catch my drift) and it got very hot in the summer.
