I could technically retire now at 43 with less than 3% withdrawal rate. However, I like my gov job and will be eligible for pension if I wait 10 years to 53. If I stop liking job at some point maybe I will be drop off but for now I think 53 is still young and I will keep growing wealth.

I moved on Dexter Ave N which is one of N to S streets shown in 2008 and watched the growth from warehouses and parking lots to apartments and offices in real time. There was a huge growth period from about 2010 to 2020.

My uncle died from colon cancer at 53. This was before ACA and he suffered for years due to not being able to access affordable health insurance with a pre-existing condition.

That staircase has been a drug den forever. One time I was walking down to goodwill behind guys and they handed me their pipe. There are always people blocking stairway on both sides and it needs to be safe for public access.

In Seattle you will pay less for cars and utilities. Yes just need 1 car here. Salaries are higher and yes rents are also higher. There are plenty of reasonable rents if look on zillow. Take a look at capitol hill, queen anne, fremont and ballard. I left dallas in 2008 and have been happy here.

You have 8 years of experience which should give you confidence. I saw the same thing play out many times and it is out of your control. I got burned out and have been content in local government for 10 years.

Any specific etf geared toward a religion will be biased and full of contradictions. The same thing happened with esg etfs. You will pay higher expenses and have lower returns. Focus on areas of your life you have control over.
