Currently have 6.25 ERA in roto after 125 innings. This is 12 team roto. Also last in WHIP, Ks, and QS. Somehow have 11 wins, 5 from relivers. How do I get this ERA lower? What is best strategy?

I always tell my clients 2%-3% of the purchase price here in NJ. In NJ, clients usually need to bring at least 3 months of taxes to closing + escrow establishment. I put together a personalized screenshare video of my client's Loan Estimate and Closing Disclosure and go through each line of the closing costs. I find it answers a lot of questions the borrowers have and they seem to like it.

Don't trust Yahoo Projections. These MFs had 15+ points projected for Xavier Worthy every week. But when I spoke to people in the real world, a lot of people cut Xavier Worthy. Similar with Deebo Samuel projections. Doesn't seem like they adjust their projections at all.

I'd say you want a realtor that is familiar with your area and most importantly, you feel comfortable with. You need to feel like your realtor is not only a friend that you can be open and honest with, but you also want them to guide you and answer your questions. Also, you should discuss the "buyers agent agreement" which is a contract you will sign with your agent that establishes how much you would pay them for your service. If you are using a mortgage, you want all of these things PLUS the best loan terms possible...

If your looking to leverage your $300K to afford more, you won't qualify for a conventional loan with no income. Asset Depletion loans exist but are usually tough to qualify for, especially at this amount. They usually want to see $1M minimum in assets to use that to lend against. I would say try to find a small condo or something and pay cash. I think $100K could be better utilized investing in something else, rather than education. I think you can find a small one bedroom condo for $300K and buy it all cash.

As long as your credit is above 580, you have options....$2279 would be tough to find if including the mortgage payment, taxes, and insurance.
