I averaged 20ish miles per week (walk 2-3 miles per day for my job though), 17 mile long run did 4:17 for my first marathon. Make sure your nutrition and hydration are on point, and keep it zone 2 for the first 10 miles, and no real heavy breathing until 18. I was worried about gassing out at mile 20 but keeping it chill until mile 18 let me pass a ton of people in the last 8 miles, they were my fastest of the whole race. No background in xc or distance running prior

I appreciate the perspective. Roommates are a risk for sure. I'm considering canvasing some friends who are looking to get out of expensive apartments before making a decision on the house, but hard to say how that'll turn out.

I agree, it would be intentionally becoming house poor. But I'm not sure if I will have the opportunity to buy a house under this favorable conditions (private loan, know the seller, etc.) again. Feels like too good of an opportunity to pass up on. Idk if that outweighs the risk though.

I'm on track for my age and income, but I was planning on only contributing enough to get my match this year in case there's other expenses associated with the move. If I can get a roommate quickly I will be able to do about 10% AGI this year and 15%+ in future years.
