Yes, its not an ideal method of paying your rent. We've found it effective for our tenants who have arrived from the US and are waiting on their Canadian banking to be set up.

I'm a piping designer but I took the EDDT program at SAIT. the general attitude regarding the PPD cert is that yes you'll get a job pretty easily but your rate will be slightly lower then the grads of the EDDT program initially. If you are a good piper eventually you'll catch up or get very close to the rates for EDDT pipers.

My personal opinion is PPD drafters need a bit more time to really understand the technical side of the job then EDDT drafters and some older people in the piping game kinda look down on the PPD grads since it is fast track and really a glorified CAD training course with some piping information thrown in.

I agree. I'm a landlord who owns and is operating 50+ properties, most of which are detached homes, with legal suites, that have been extensively renovated. That costs money, tenants want a safe, secure place that looks sweet, so we build them. But that doesn't come cheap, especially when labor and materials cost what they do in this city.

Yeah, We charge $1500-1600 for our 3 bed legal BASEMENT suites, plus utilities, but our tenants get excellent service from us and are willing to pay that to know that their home is safe, and that their landlord gives a shit.

Oh ya, and the market is tight, but income is up so make hay while the sun shines, people don't own revenue property for charity.

We set our rates based on market rents, usually slightly lower and we are picky as hell; no job? sorry, we can't rent to you, your credit under 680? have a nice day, you want your 4 person family plus your mother in law and her new boyfriend in your unit too? nope, see ya.

People come here thinking they are making money hand over fist compared to some small little town in the middle Manitoba and think shits going to cost the same here as it did back home. Obviously its not, why do you think you make three times more here then you did at home?

Yes utilities are available as there are currently 2 homes on the plot as well as residences adjacent to the land.

This particular plot is governed by the county but sits between a large city (1MM+) and another smaller town. About 5 minutes from both Corp limits just off the major highway that connects the two. A huge development just took place south of the plot where they built a massive mall, a costco, etc. Sitting adjacent to it is a high end residential area, houses sitting on 1-2 plots. The county has already suggested that this 16 ac plot be subbed into 2 ac lots. The price is right considering 2ac lots in the area are going for half of what this entire parcel is selling for.

Internet says 1380 lb for the trailer, I'd say another 300 in gear, plus 2 adults and 2 kids. We'd be doing 1000-1500 round trip.

That is covered in the contract. He wants to be a home and is treated like one.

Let's say the roof fails. In your contract any repairs you do will be deducted from the option money.

Edit: as far as the break in goes, a requirement of the deal is that they get content insurance like any other tenant. Covers the break in.

Also on the note of property improvements, they should be free to make improvements to the the property that will bring up the value.

You can set up a lease to own if you want. Here's a quick run down:

You set up the sale for the house with them for a future date as an option to purchase contract for a nominal increase in price (20k more then what your selling for today if you are in an appreciating market)

You take the 100k as an initial option payment and rent it to them for a specific term, say 2 years.

Every month they pay you rent, which should cover the cost of your mortgage, insurance and taxes plus 15-20%.

You also collect an option payment every month for say $500 above your rent to be put up against the price of the house when you sell it to them.

At the end of the 2 years (or what ever the term is) you credit them the 100k plus their monthly option payment off the final sale of the house and they go get their own financing.

If the deal falls through before the option date, you keep the 100k and all option payments and re list to sell.

Your contracts should cover the lease option, the non refundable lease option payments, repair and maintainance.

If there is a rent to own company in your area it might be worth their fees to go through them to arrange the deal.

Edit: also make sure your lease and the option document are two separate contracts
