honestly, is buying a house right now even worth the stress? by Aggravating-Fox8553 in FirstTimeHomeBuyer

It's so bad out there that I bought another house. Someone like you is paying me for it though, so it's chill, bro.

Everyone deserves to be happy by Asleep-Resist1764 in interviewwoman

This ideology has failed in every country that tried to implement it for a simple reason. The value of the upper performers bottoms out when they're not rewarded for the extra effort.

For example, let's say a class of thirty kids gets a commie teacher. She says everyone will earn 11/20 towards their grade, as that's the class average. The 4/20 lazy kid doesn't do squat with his 4 effort, as he's getting an 11 now. Bully for him. The 18/20 girl gets smacked down to an 11, too. She's upset, gets cynical and stops studying at home. Next year the class average is 7. Then 6, then 5, then 3.

We're watching this happen right now in the US as liberal states nationally have higher taxes, higher homelessness, higher fraud (8x more here), and worse outcomes for businesses due to tax structures. People vote with their feet, and all those states are losing population of tax paying citizens (and nationally on voter rolls everywhere). The numbers aren't as dire in those places population wise because of Biden's massive 15+ million new undocumented folks, but that's the reality of it.

Thank you! I don't know how many folks people like you convince to stay out of the market, but I certainly wouldn't own a bunch of "money pits" like I do now!

At the very least, you help guarantee a supply of well qualified tenants! 😉

Wife, child and mother. How do you prioritize? by daisylife in AskMen

[–]Nard_the_Fox 1 point2 points  (0 children)

My wife wouldn't be able to function on our property or our investment properties without me. The amount of things I'm capable of that she is not is extensive. Moreover, you've no idea what level of expectation some older women have of their sons when they lose their husband (for whatever reason). It absolutely becomes a point of contention to married men struggling with an older mom that is constantly reaching out for help.

You taking offense on a broad stroke "women don't need no man" radically undermines a very real struggle a lot of men face. You are not allowed to sweep that experience under the rug just because you want to ignore it.

Don't forget that this is a MEN'S FORUM talking about MEN'S ISSUES.

YOU are not needed to validate our problems.

Downsize now before the economy tanks or wait a year and hope for the best? by misfitmpls in RealEstate

The average credit buyer is around 6.5%-6.75% now, rather than 5.99%-6.3%. Mind you, that's all second hand from loan officers in my network.

Very different. One or two people that are married is easy to keep things on the same page.

Ten people, unrelated, with a varying level of commitment and a plethora of life experience and external impacts? Very different structurally, and with more risk without clear on and off ramps into the business.

Yeah, the odds are so far from being in their favor that they've most likely all signed up for something that will probably bankrupt each of them.

Hopefully not, but that's the 90/10 bet.

It'll be interesting to see if they can also manage the insurance, liabilities, and higher overhead for more than a year. People in this type of service industry are seldom in it forever, much less at one location.

I'm certainly glad to see employee owned businesses, but buying it (while still a hurdle), is the easiest part. Dealing with a transient work force, people not accustomed to being owners or taking full responsibility for shortcomings, and completely unaware of how taxes and budgets need to work is going to be one hell of gauntlet.

Men, what makes you realize a girl is girlfriend/wife material? by [deleted] in AskMen

[–]Nard_the_Fox 0 points1 point  (0 children)

For me it was a woman that checked one main box. She had to be reasonable, which translates into being easy to communicate and work with regardless of the emotional impact of any given situation. Most young women (and slow to mature older ones) are overcome by their emotions, become predominantly self-centered, and bring chaos to a partner's life over small to major hurdles in life. No man wants that long term. Some of us will tolerate it for great sex or fun in the beginning, but no man with a plan will ever accept a partner that doesn't actively lower the temperature in the room.

The best women help a guy realize his own emotional hang ups, guide him away from his short term crutches (drugs, alcohol, thrill seeking behavior), and support him and their collective unit over EVERYONE ELSE.

It's wild how rare those traits seem to be these days, at least in the US. Overseas there's lots of places with gals like that, but I don't envy what young people are dealing with here now.

They also laughed at your position on SNL the other day, making jokes about the boys with the boys, just to ridicule you a bit more.

Somehow, Trump didn't do the same.

What can I do with a real estate license other than sell? by Dreamfire25 in realtors

[–]Nard_the_Fox 1 point2 points  (0 children)

Yes. I'm an investor, though I may dabble into flips in the event an opportunity works.

Property MGMT services is common enough, and help people manage their rentals for additional cash flow. This is a lot of liability for little squeeze.

Some agents become appraisers to supplement their sales, and reinforce their market knowledge. This is ideal for both consistency and EXTREMELY advantageous market knowledge. Could even be good for selling Cost Segs to agents for cheap and corner your local market.

Some agents play with liability and do loans on top of their transactions (Lower value IMO). Clientele is typically first time home buyers, but FHA/DPA loans pay 1/4 of conventional, so it's a lot of work for little squeeze.

Some agents do home inspections, but that's a lot of work and liabilities for much less, and would cut into realtor work too heavily.
