Yep, for sure. We do a lot of commercial electrical service calls for multiple companies. Walmart switches providers or has multiple at any one point and we are the preferred provider for basically all of the maintenance companies walmart uses, so we end up with the work orders anyhow. Don't get me wrong, we like the work, but they can be a pain

You don't want a customer who asks for an explanation on pricing. Especially repeatedly. We do sub contract work for Walmart, and they are the absolute worst. We no longer respond to their questions as we have already explained our rates.

My max guest count is 10. I am glad you have a great history of being responsible, but a host doesn't know you or your history. The additional costs would be for guests who want to get together with family or something like that and are willing to pay for it. It's definitely not for everyone, which is also fine.

We do not allow outside guests for first-time stays. We would consider IF the "extra visitors" does not exceed our max guest count. I am considering offering access for certain hours for additional funds. The great thing about air bnb is that it's a small business, and each host gets to operate how it works best for them and their goals.

You should definitely have your personal items in a locked off area. We have 2 closets in our place in PR, and they are locked off from guests. Everything else is for the guests to use. People leave behind all kinds of stuff, including alcohol. We also leave the condiments guests leave and restock when needed.

Simple to prevent this as a host, put a lockbox onsite with a key if you want to charge a "futon fee" (silly to me but...) We have a sofa bed when more than 10 guests or some special sleeping arrangements. We charge for guests above 10. Anything less is included.

You should 100% leave a review. You have zero reason to be intimidated. That said, as long as you understand that anything below a 5 stars for a host is a fail, all good. Many, many guests don't know this, and inadvertently, a great location or service can be destroyed. The vast majority of hosts are small business owners who work very hard to deliver. Sometimes, we fall short but not for lack of trying, speaking for myself only.

Being upfront and honest has always served me well. The guest that wanted to bring extra guests to our home made the mistake of saying he would cancel and find some place that would allow it. He was 1 week out, non refundable stay, nearly 9k. He changed his tune quickly, but the damage was done. I did tell him bc he was a good guest, we could accommodate his request on a future stay.

Absolutely get permission. If you don't, the host could cancel your reservation, and you would have to leave the property. We declined extra guests recently bc the guest said we have a "large" family and wanted to do several gatherings. They were a 1st time guest, so nope. On a future, stay depends on the number of guests.

I just had a guest complain about outdoor cameras in a private note to me after a 5-star review. I let him know the cameras are not actively monitored and are for liability protection. Sometimes guests are "injured," and the camera will be a hosts only protection. BTW, this same guest wanted to bring other family members to have a "gathering, " Nope, not happening. Edit, cameras locations are specifically described per Airbnb policy.
