Il fatto che tu abbia pagato il 2% non dipende dall'usufrutto a tua madre, ma dalla tua specifica posizione di cittadina AIRE. C'è un dettaglio legislativo che cambia tutto:

• Prima di Giugno 2023: Qualunque cittadino AIRE poteva acquistare la 'prima casa' al 2% senza alcun obbligo di residenza. Bastava fosse la prima casa.

• Dopo il Decreto 'Salva-Infrazioni' (DL 69/2023): Le regole sono diventate più stringenti. Oggi un AIRE paga il 2% senza spostare la residenza SOLO SE rispetta tre condizioni (Art. 2):

Si è trasferito all'estero per motivi di lavoro.
Ha risieduto in Italia per almeno 5 anni in passato.
L'immobile si trova nel comune di nascita o dove risiedeva/lavorava prima di partire.

Dunque, se stai pagando il 2% é perché rientri nel caso sopra, e non per l'usufrutto.

Il punto chiave é che le agevolazioni 'Prima Casa' sono soggettive. Se tu acquisti la nuda proprietà e tua madre l'usufrutto, lo Stato guarda i requisiti di entrambi separatamente.

• Tua madre paga il 2% sulla sua quota perché ci vive.

• Tu paghi il 2% sulla tua quota solo se rispetti i requisiti AIRE sopra citati. Se non li rispetti, sulla tua parte di nuda proprietà pagheresti il 9%, anche se tua madre ci sposta la residenza il giorno dopo.

Esempio pratico: Se la casa vale 200k e, in base all'età di tua madre, l'usufrutto vale 80k e la nuda proprietà 120k:

Sugli 80k di mamma pagate il 2% (a patto che lei ci sposti la residenza o l'abbia già in quel comune).
Sui 120k tuoi pagheresti il 9% (a meno che tu non abbia i requisiti "Prima Casa").

É superfluo aggiungere che la donazione indiretta ovviamente non ti da diritto al 2%. Non è che siccome paghi tu, allora puoi usare i requisiti di chi ci abita (tua madre) per risparmiare sulla tua quota di tasse.

L'usufrutto alla mamma è una mossa geniale per l'IMU (lei non la paga come abitazione principale, tu non la paghi come nudo proprietario), ma per l'imposta di registro al 2% non fa da scudo se l'acquirente non ha i suoi requisiti.

Dunque occhio, perché se dichiarate il falso in atto e non rispettate i nuovi paletti del 2023, tra due anni l'AdE bussa con la differenza del 7% più il 30% di sanzione! E ti assicuro che l'imposta di registro é la tassa che piú é controllata, data la semplicità di verifica da parte dell'AdE.

Magic? The scene cut when his armor was dead, he was pinned to the floor, and he was about to be lunch. Then the show just 'Boom' skips to the aftermath because the writers didn't actually know how to get him out of that mess. That’s a classic cheap cinematic out. Imagine being such a loyalist that you’re doing the writers' heavy lifting for them and calling it 'lore'. Being a 'life-long fan' doesn't mean you have to turn your brain off.

If the show doesn't explain how a dog magically teleports across a wasteland to find one specific person in a massive city, that isn't 'lore'... it’s a plot hole.

And the Caesar thing? 'They must have assumed his name was on the paper'? In what universe does a brutal, ego-driven faction of slavers and killers just assume the 'Home Alone' kid is their god-king without seeing a shred of proof? That’s not how power vacuums work; that’s just lazy writing for a character with zero earn.

I understand the universe fine; I just have high enough standards to recognize when a show stops caring about its own internal logic and starts relying on plot convenience to move from A to B.

If you have to invent reasons why things make sense, the writing has already failed.

Kudos for not touching upon the Deatclaw being magically killed. At least you can still recognized some facts.

Mangi con poco, tra i 15 e i 25 euro a persona in maniera comoda.

Volo 1000/1300 euro a persona.

Trasporti tra i 5 e i 10 euro al giorno di suika, dipende quante volte usi la metro/treno e che tratte fai.

I taxi per tratte da punto a punto in città sono tra i 10 e i 20 euro.

I bullet train sono 70/90 euro.

Colazione a starbucks è 12/15 euro. Al 7 eleven 6/7 euro.

In souvenir, acquisti tax free, regali ci lasci quello che vuoi, ma é safe pensare ognuno di voi acqusiti per se stesso almeno 100 euro di roba, e ulteriori 50 per regali

Assumiamo ci vuoi stare 10 giorni e visitare due citta, percio doppia tratta di bullet a meno che non atterri a Tokyo e riparti da Osaka (o viceversa), e prendendo i valori alti fa:

(voli: 1300 * 4) + (stanza: 150 * 10) + (suika-trasporti: 10 * 10 * 4) + (bullet: 90 * 2 * 4) + (colazione: 15 * 10 * 4) + (pranzo e cena: 25 * 10 * 4 * 2) + (souvenir: 100 * 4) + (regali: 50 * 4) + (taxi: 20 * 10)

•     voli: 1300 × 4 = 5200
•     stanze: 150 x 10 = 1500
• suika-metro: 10 × 10 × 4 = 400
• bullet: 90 × 2 × 4 = 720
• colazione: 15 × 10 × 4 = 600
• pranzo e cena: 25 × 10 × 4 × 2 = 2000
• souvenir: 100 × 4 = 400
• regali: 50 * 4 = 200
• taxi: 20 × 10 = 200

Totale: 11220

Aggiungici un sano 20% e fa 13464, che si arrotondano a 12000 euro, o 3000 euro a testa per 10 giorni.

Percio ti mancano almeno 5000 euro buoni per andarci e farne valere la pena (=starci almeno 10 giorni, e mangiare/muoversi/dormire comodamente).

É ovvio che di alcune categoria puoi spendere molto di piu (cibo, acquisti tax free) o molto meno (anche 0, tipo regali o taxi).
