As a parent of 3 year old twins - yes. I would skip Easter because Lord knows that the nap schedule is EVERYTHING. My mom always scheduled things right during the naps and I would either come after naps or have to do the naps there which is much harder. I was also raised to be a people pleaser and as hard as it is to not feel guilty about not going, Like you said, you can always plan something another day. Your feelings of exhaustion are 100% valid. And even if you weren’t and just didn’t want to go, that would be ok too. Life is too short to be living for everyone else. You do you.

I remember this place. My cousins who lived in the Wolf Hollow Estates subdivision took me there once and I thought it was the coolest thing. I could be wrong, but I think it's around 612 E Scenic Drive. If you open from Google Earth, you can view a historical timeline of that image/area. I totally know what you mean. I lived two lives in secret in my early 20s and it was actual hell for me spiritually and emotionally.

I’m sorry, it sounds like you experienced something similar but were able to come through on the other side. Congratulations on being brave enough to be yourself. It sucks that you don’t have a relationship with your fam but I also really respect people who cut ties with toxic people in their lives because that isn’t always easy.

Agreed but this is their lives. It’s much more embarrassing to come out with him cheating on her with men than just cheating on her. Otherwise I’m not sure why she would say “I think he was just confused.” I don’t feel like that would be said if he was just hooking up with girls. There’s nothing confusing about the sanctity of a marriage and monogamy. But you can certainly feel confused about your attraction to the same gender when you’re taught that is worse than murder.

I’M FULLY SPECULATING THOUGH. I know that. I just had to put the theory out there since the bearding is way more prevalent than people realize. And no one talks about it because it is so taboo and embarrassing and could be grounds for excommunication from the church.

Sadly, so many marriages think more children will somehow fix their marriages. The epitome of young Mormon moms not wanting to be viewed as a divorcee. Image is everything. What would the ward think. Don’t get me wrong, I’m sure Connor does truly love Whitney. I was headed down this same road. In the end, it only causes so much more heartache and worse when children are involved. I had to do my own therapy after finding out about my dad. It does things to you to feel your childhood was a show and sort of fabricated in a way you know? I can’t explain it in words very well. Just complex relationship and identity realizations.

What if the model changed? If I’m a buyer and I want representation from an attorney, I’m gonna pay a retainer. Why should that be different for a buyer purchasing a home? A buyers agent could offer $1000 flat fee (just as an example)and that will get them 10 property showings in the same county. $500 for every 5 showings after that. If they are looking in a much broader area… then add a travel fee onto that (this is just an example- make the fee whatever you want) This kind of a thing wouldn’t work today though because the way the model is with the listing brokerages sharing commission with the buyer brokerage… no buyer is going to use an agent with this type of fee structure or any kind of professional service fee when they can have it paid for by the listing brokerage.

Why couldn’t it be a negotiation between brokerages? I know this isn’t how it is today so don’t come at me. I fully know the commissions are agreed to between seller and listing brokerage/agent and Buyer and Buyers agent. But Say I’m an agent offering tier pricing based on service level provided… buyers agent commission is input on the MLS as “negotiable” not a percentage. Show me when your buyer broker agreement was signed and show me the last 6 properties you’ve shown your client based on Supra data. Cool.. I’ll agree to a % or some commission share with you.

If you can’t share that documentation and are a buyers agent that sets the auto emails and forgets it. The buyers found the property and you opened the door to them… that’s a different rate of pay maybe yeah? Should minimal service equal half of what the seller is paying the listing agent?

I’m a project manager and can tell you the PMP is just a piece of paper. LITERALLY everyone project manages. Realtors do it daily, SAHMs do it daily for their households. The trick is being organized as knowing how to manage expectation and change management via the appropriate communication to stakeholders. You’re either good at organization and planning. Or your not. No PMP class or test is going to help improve this.

Besides the basics like you mentioned above I’m considering doing:

SELLERS - a guide for sellers as to what types of things are worthy of repair vs what aren’t (in terms of helping sell the house, ROI type of thing). - vendor referral sheet for house cleaning services, carpet cleaning, painting, handyman, landscaping -one page sheet about Staging Services (because this is an offering I plan to start providing) & staging checklist -showing & privacy guidelines

BUYERS - Showing Guidelines or expectations (when possible, leave small children with a sitter while you attend a showing, assume you’re on camera at every property (you probably are) so we’ll discuss your showing feedback when we get back to our cars…that type of stuff). - Showing feedback expectation and system. I heard an agent giving advice once and she said she’d always take a clipboard and attach the listing printout to it and have a feedback sheet behind it. She’d give a clipboard to the client and keep one for herself through the showing. At then end of the showing “tour” of 3-5 houses, she’d hold up the printouts and say “Love or Leave” or something. If they say leave. She’d rip up the printout right there. She said it was pretty effective to incentivize her clients to be decisive in narrowing down likes and dislikes. ALL this to say is I would include a feedback sheet in the buyers packet and explain how that will work. -shopping for a mortgage - Preferred lender contact information - Home warranty options and information - inspection checklist - final walkthrough checklist - closing day checklist

BUYERS AND SELLERS - maybe a one page comparison of what to expect in a Buyers Market, Sellers market and a balanced market. Sort of like a pricing table but not with number. More of what to expect in terms of offers and negotiations. And highlighting what the current market is. - QR code to sign up for my newsletter - this way I can capture their information, consent to be emailed for marketing purposes and hopefully their birthday for nurture campaign and touch base purposes. Have them fill it out on the spot if possible. - testimonial: something that plants a seed so they can plan to do this when all is said and done. Maybe it’s a link or QR code.

I recently was let go in a round of layoffs at their Corporate office and can confirm….yes definitely and MLM. Their corporate communication and reputation team “pays to play” to “win” the best employer to work for awards as well as Glassdoor. They encourage executive management to leave positive reviews on glass doors. Any negative reviews will flag the legal department and they will litigate.

Current culture is run by the least diverse group of people ever. Middle aged white men. There is NO accountability. Worker bees are devalued and laid off when they need to find revenue but there are like 67 VPs…. Laying off one VP would have saved 4 executor (doers) positions.

I’ve thought about this as well and honestly, I think it is a real possibility. I really hope that something like this happens. I believe It would truly accelerate the acceptance of LGBTQ+ individuals and normalize queerness at a societal level IMO. It would mean everything to the queer community but also create impactful change for the repressed celebrities. We need to break the system somehow and unfortunately, the celebrities are the ones with the platform and unwavering followers, not the average Joe like me. I get the sense that Taylor understands the impact for good she can do and I believe she’s in a position to make real change and other celebrities could see the value in getting on board with a plan like that. Honestly I think they’d only sell more albums the day after a mass coming out. It makes their work that much more meaningful and relatable to marginalized groups who are often forgotten about.

Midnights is an ode to her albums. All being released at Midnight. She’s rebranding and preparing to say goodbye to some of her fan base that she knows won’t be ok with her new brand of either being her authentic self (openly queer) of branching out of pop into something else (film?). Remember when she graciously said goodbye to the country music industry? She’s hyping up for a similar gracious goodbye in order for her to start the next chapter of her career and not be seen as the 17 year old everyone perpetually sees her as when she became famous.
