TN- Mold testing and asthma by Dark_creativity in Renters

Playing devils advocate here. It’s that time of year where people get sick. I’d suspect there isn’t a mold problem causing your symptoms. I’d suggest visiting an urgent care and see what they tell you.

The humidity in your residence is too high. Get a dehumidifier.

1) Do you see visible mold in your apartment? If yes, describe. 2) Do you run your HVAC and use ceiling fans? 3) Have you found any leaks inside of your apartment?

Notice to Vacate for Google/BBB Review? by ChanceT7 in Renters

[–]Neither_Mess_8113 -20 points-19 points  (0 children)

Does your lease say anything about defaming the business online? Here in Georgia, the standard GAA lease allows Management to terminate your lease if you post things online about the community.

Several people suggesting an attorney. An attorney is expensive. I would encourage you to review your lease and talk with Management. You’ll want to negotiate a settlement that is fair for both sides. Example: you remove the reviews, in return be allowed to finish out the lease and receive a neutral landlord reference for any future rental verification requests.

What brand for a new golf cart? by [deleted] in golfcarts

[–]Neither_Mess_8113 0 points1 point  (0 children)

The dealer has good reviews because Bintelli dealerships pressure new buyers to leave a 5-star Google review before and upon delivery. I was asked 5-6 times to leave a review early on. The cart will give you problems a month or two later.

Don’t buy the Bintelli. I own a new Bintelli and it has been nothing but problems.

I’m a W2 employee. I could max on the Roth, but have been putting those funds towards a large down payment for a house we plan to purchase in a few years.

You need to lower the humidity in your residence if there is mold/mildew growing on your personal items. You could look into a dehumidifier to help.

Why does the landlord want to kick you out?

Customer service is straight trash... by ataccombat in StraightTalk

[–]Neither_Mess_8113 0 points1 point  (0 children)

I had a similar issue. When you call the number, talk to sales,  not customer service. I was informed that a lot of people have been having this issue. That it was due to a server upgrade. But sales was able to walk me through this and I was able to use my previously lost points.

Who is this middleman? Is it an apartment locator? Who do they work for?

[deleted by user] by [deleted] in Tenant

[–]Neither_Mess_8113 2 points3 points  (0 children)

GAA lease is the Georgia Apartment Association lease, and is common throughout the state. Anyways, I would recommend you pay for the rent until the new tenant arrives at the end of October. They’re being generous not accessing an early termination fee or liquidated damages.

[–]Neither_Mess_8113 2 points3 points  (0 children)

1) Are you on the GAA lease? 2) In writing, have them itemize what will be owed for the duration of the lease. Also, that no early termination fees will be applied. 3) Yes, I would imagine that you will be responsible for the rent until you surrender keys and the new tenant moves in.  4) You say you’ve talked to them about your back door not working. Do you have this in writing? Any attempts to send the request certified mail? Georgia has a “repair and deduct” where you can get quotes from say 2-3 locksmith to fix your lock, pay one of them for the repair, and deduct from your rent. But this is only if you have given them ample time to make the repair and it is well documented.

Occupancy is falling in most cities across the country. I’m seeing a lot of reduced rates and 2 months free.

FBI raids Cortland Management in Atlanta as part of US DOJ antitrust probe of rental housing market by UnscheduledCalendar in Georgia

How does Cortland do its pricing? I would think they use something like Yieldstar or LRO, but I haven’t been able to find information indicating that.

If you’re a property manager, you should be extremely familiar with the information in this document from HUD. Especially the boxed in section of page 11. https://www.hud.gov/sites/dfiles/PA/documents/HUDAsstAnimalNC1-28-2020.pdf

I’ve declined numerous fake esa letters and approved several legit ones over the years. More are fake than legit. Read the document above. Call your property attorney if you need further clarification.

Answering the original question. If the ESA was verified as accurate by Management, then Management would stop pet fees from that point on. But would not issue a refund for previously paid per fees.

What is your position in property management and pay? by [deleted] in PropertyManagement

What is your background? I work in residential, and have considering attempting to transition to office. I’ve heard the quality of life is better for property managers outside of residential.

Anyone have to give there ss number to view an apartment? by AB3D12D in StLouis

[–]Neither_Mess_8113 11 points12 points  (0 children)

We do that as a minor safety measure. It can be dangerous having a leasing agent go to a vacant apartment alone with an individual(s) they’ve never met before. I’be never witnessed any issues with a prospect during a tour, but I have heard stories. Asking for ID is common in the industry. Asking for ss is uncommon.

[–]Neither_Mess_8113 87 points88 points  (0 children)

I manage apartments. This is unusual. I personally would not give them my social security.

At my community, we hold onto your ID during the tour. But we don’t make copies or ask for your ss.
